Job Description

The Service Manager oversees all aspects of daily maintenance for the community. Responsibilities include coordinating and supervising the maintenance team, delegating work orders, managing turnovers, and handling special projects and scheduling.

Essential Job Functions and Responsibilities

  • Prioritize and delegate work orders, establishing schedules for maintenance, grounds, and cleaning staff.
  • Ensure timely completion of all maintenance work orders.
  • Operate community maintenance items within budget and financial guidelines.
  • Communicate regularly with the Community Director regarding maintenance issues, large jobs, and outsourcing bids.
  • Monitor unit vacancies and coordinate turnovers to minimize downtime and ensure quality.
  • Oversee capital improvements and conduct inspections of common areas, roofs, safety systems, and emergency lighting.
  • Maintain an organized shop with a 30-day inventory and make approved purchases.
  • Ensure compliance with Workers Compensation and OSHA safety regulations.
  • Follow company procedures and ensure adherence to Fair Housing requirements.
  • Perform additional tasks as assigned by the Community Director.

Required Skills & Functions

  • High school diploma or equivalent.
  • 3+ years’ experience in multi-family residential property management preferred.
  • HVAC Certification and Pool Certification preferred or obtainable within 60 days.
  • Ability to lift and carry at least 50 pounds and navigate stairs and ladders.
  • Experience in boiler, plumbing, electrical, and appliance repair preferred.
  • Previous supervisory experience preferred.
  • Strong organizational skills with multitasking ability.
