Job summary

Northwest Real Estate Capital Corp. is seeking a part-time Maintenance Technician on-site in Mill City, Oregon. The role involves janitorial tasks, preventative maintenance, repairs, and apartment turnovers as part of the on-site team.

You will assist with painting, carpentry, plumbing, electrical, and minor repairs, while maintaining a hazard-free environment and high standard of cleanliness. Must be able to lift and move items, supervise budgets, and work with vendors and residents.

Qualifications

Responsibilities

  • Performs janitorial tasks and preventative maintenance
  • Assists Maintenance Technician with repairs (painting, carpentry, minor plumbing, electrical)
  • Cleans units during turnover and maintains grounds and common areas
  • Responds to on-call maintenance requests and documents incidents
  • Maintains maintenance logs and inventories; assists with purchase orders and approvals
  • Supports on-site team with professional vendor and resident interactions
  • Operates maintenance tools and equipment and follows safety guidelines

Job description

A part-time position working 30 hours per week that reports directly to the Regional Property Manager. The job includes, but is not limited to, janitorial tasks, preventative maintenance, repairs, and apartment turnovers. As a part of the on-site team, you will ensure a high standard of cleanliness, customer service, and a hazard free environment.

Essential Functions
  • Completes work orders in a timely and accurate manner. Cleans up after work is complete.
  • Assists Maintenance Technician with repairs on the property, including painting, carpentry or wall repair, and minor plumbing, electrical, air conditioning, heating, etc.
  • Assists with cleaning of units during turnover process as directed by the Regional Property Manager.
  • Maintains grounds and common areas, including lawns and flowerbeds, shrubbery, parking areas, trash pickup.
  • Provides on-call maintenance service as directed by the Area Manager. Responds to emergencies as instructed and completes incident/accident reports related to emergency or incident.
  • Maintains property maintenance logs and inventory of supplies and equipment.
  • Advises the Regional Property Manager on the overall condition of the property.
  • Complete Purchase Order for Request, code invoices in a timely and accurate manor for approval.
  • Ability to take direction from the supervisor
  • Ability to use a computer for web access, word documents, and excel spreadsheets
  • Ability to read, write, do basic math and follow instructions
  • Ability to lift, push, pull, climb, and extensive walking.
  • Ability to work in a collaborative manner, as a part of the site team
  • Ability to relate professionally with vendors, residents and co-workers
  • Ability to communicate effectively with people from diverse backgrounds
  • Ability to use maintenance, trade and testing equipment and tools
  • Ability to commit to the mission and values of the company
  • Ability to be flexible to change work plans
  • Ability to work long hours out in harsh weather conditions.
  • Ability to tediously chip ice on sidewalks.
  • Ability to operate snow equipment.
  • Ability to maintain a professional personal appearance
  • Ability to drive a car (and a valid driver’s license) in order to run errands etc.

Physical: Frequently required to push/pull objects weighing more than 100 lbs and lift and carry objects weighing more than 50 lbs but less than 100. Frequently required to perform simple manipulative tasks such as using hand tools and operating maintenance machinery. Must be able to walk, stand, squat, drive, and remain in uncomfortable positions for periods of time necessary to accomplish maintenance repairs.

Sensory: Frequently required to read fine print on plans, regulatory documents, maintenance coding, and instructions. Must be able to distinguish normal sounds with some background noise to answer pages, phones, etc. Must be able to speak clearly, hear and understand others using the English language.

Cognitive: Frequently required to concentrate on moderate detail with moderate interruption. Must be able to attend to a task/function for more than 60 minutes at a time. Must be able to understand and relate to specific ideas several at a time and remember multiple tasks/assignments given to self and others over a period of several days.

Environmental Conditions: Frequent exposure to seasonal conditions in outside weather. Occasional exposure to grease, oil, chemicals, toxins or poisonous materials, dust, loud noises, high humidity, and electrical or mechanical hazards.

Equipment: Frequently required to operate power carpentry tools, lawnmower and other garden tools, snowblower, cleaning equipment, or paint sprayer; the list goes on and is not exhaustive.
