Job description

WinnCompanies is seeking a Temporary Leasing and Occupancy Specialist I to join our team at The Residences on Appleton, an 88-unit residential community in Holyoke, MA.

This role involves managing daily leasing and marketing activities related to apartment rentals, move-ins, re-certifications, and lease renewals, while providing exceptional service to residents and clients.

Work Schedule: Monday through Friday, 8:30am to 5:00pm, with potential Saturdays from 9am-2pm as needed. This temporary position is expected from May until the end of December 2025.

Responsibilities
  1. Engage with prospective and current residents to maximize occupancy.
  2. Manage traffic, lotteries, waitlists, property tours, leasing, prospect qualification, and follow-up.
  3. Prepare lease documentation, complete move-in paperwork, maintain databases, and ensure tour routes and amenities meet company standards.
  4. Deliver outstanding customer service and educate residents on WinnCompanies programs and policies.
  5. Handle resident service requests and assist with property events or programs as needed.
  6. Support on-site management with marketing materials, reports, advertisements, and web content updates.
  7. Build relationships with local businesses, housing offices, employers, and real estate brokers to generate leads and maintain waiting lists.
  8. Stay informed about local events, hiring trends, and market conditions.
  9. Gather documentation for residency applications and recertifications, ensuring compliance.
  10. Keep up-to-date with federal, state, and local regulatory requirements.
Requirements
  • High school diploma or GED.
  • 1-3 years relevant experience, including tax credit programs.
  • Excellent customer service and attention to detail.
  • Ability to manage multiple tasks simultaneously.
  • Valid driver’s license with good driving record.
  • Experience with Microsoft Office and RealPage property management software.
  • Strong interpersonal and communication skills, and ability to work collaboratively with diverse groups.
Preferred Qualifications
  • Associate’s degree.
  • Bilingual in English and Spanish.
  • Experience with affordable housing/LIHTC programs.
  • Tax Credit Specialist certification.
