Company Description

Multifamily Property Management

The Maintenance Technician is responsible for the upkeep and maintenance of apartment homes, buildings, and grounds. Duties include, but are not limited to: repairing flooring, drywall, appliances; troubleshooting and repairing plumbing, electrical, safety, security, and HVAC systems; painting (interior and exterior); and cleaning (sweeping, mopping, yard upkeep). The technician must perform all duties in accordance with company policies and safety protocols, supporting the overall goal of meeting client expectations within the operating budget and management agreement.

• Driving a site-owned golf cart is required; a valid unrestricted U.S. Driver's License is necessary.

Pay: $23 - $25 / Hour

DUTIES AND RESPONSIBILITIES
Client Relations
  • Carry out the philosophies and wishes of the Owner in daily operations to meet client objectives and expectations.
General Maintenance Overview
  • Adhere to maintenance programs for safety, economy, and proper property condition.
  • Follow preventative maintenance procedures as outlined in manuals.
  • Ensure grounds and property aesthetics comply with policies.
  • Assist with periodic inspections as required.
On-call/After Hours Response
  • Provide emergency maintenance services during evenings, weekends, and holidays as per policies.
Unit Turnover
  • Inspect and repair vacant units to ensure readiness.
  • Assist with painting and appliance changes.
  • Complete turnovers timely per guidelines.
Maintenance Equipment and Systems
  • Maintain community equipment and storage in compliance with safety standards.
  • Properly secure parts and supplies.
  • Maintain inventory within budget.
  • Wear uniform and name badge; provide personal tools if applicable.
Inspections
  • Prepare properties for regulatory inspections including NSPIRE, MOR, TCAC, CALFHA, and collaborate with stakeholders.
Other
  • Enforce community rules fairly.
  • Comply with Fair Housing Laws.
  • Maintain professional appearance and communication.
Qualifications

Minimum Requirements:

  • At least 1 year of similar experience, preferably in residential property management or related fields.
  • Experience with inspections and compliance standards.
  • High school diploma or equivalent; technical or CAMT certification preferred.
  • Ability to wear a respirator and pass medical fitness assessments.
  • Proficient in English; basic computer skills; own tools may be required.
