THE BEACHES OF LONGBOAT KEY - SOUTH in Longboat Key, FL, is seeking a Maintenance Technician to conduct regular property inspections, respond to service requests from residents, and oversee repairs across plumbing, electrical, HVAC, and related systems.

Ideal candidates have three years of condo maintenance experience in complexes with 40+ units, strong communication and customer service, and the ability to work independently.

Qualifications

  • Three years in a maintenance role preferred for condos with 40+ units.
  • Strong knowledge of building systems including plumbing, HVAC, pool, electrical, and mechanical.
  • Excellent communication and customer service skills.
  • Ability to manage multiple priorities and work independently.

Responsibilities

  • Conduct regular inspections of the property, including common areas, equipment, and amenities, and address maintenance issues promptly.
  • Respond quickly to service requests from residents or Manager and prioritize issues based on urgency.
  • Oversee and/or perform repairs to plumbing, electrical systems, heating/cooling systems, and general building infrastructure.
  • Troubleshoot and resolve issues that impact the day-to-day function of the condominium complex.
  • Ensure that repair work is completed according to industry standards and safety regulations.
  • Ensure the grounds are maintained, and free of trash and debris.
  • Act as a point of contact for residents regarding maintenance issues, providing excellent customer service, and addressing concerns in a timely and professional manner.
  • Maintain open communication with the Property Manager and residents, ensuring that service requests and maintenance schedules are clearly communicated.
  • Assist in preparing community assets for major storms, assist with immediate cleanup after major storms.
  • Ensure that repair work outsourced to vendors is completed in keeping with condominium association regulations, and according to industry standards and safety regulations.
  • Provide guidance, direction, and feedback to the landscape contractor to ensure the property maintains a consistent level of curb appeal.
  • Work with the Landscape Committee and the landscape contractor to facilitate special projects get addressed and completed.

Experience

Qualifications
  • Strong knowledge of building systems, including plumbing, HVAC, pool, electrical, and mechanical systems.
  • Prior experience working in a residential environment (condominiums, apartment buildings, etc.).
  • Excellent communication skills, both verbal and written.
  • Ability to manage multiple priorities and work effectively under pressure.
  • Strong problem‑solving skills and the ability to handle emergency situations.
  • Must enjoy working as part of a team but be able to take initiative and work independently when required.
  • Great customer service focus.
Physical Requirements
  • Ability to lift and carry up to 50 lbs.
  • Must have physical capacity required for work described above (stand, bend, squat, and walk for reasonably extended periods).
  • Ability to work in various weather conditions (e.g., heat, rain) and environments (e.g., confined spaces, heights).
Work Environment
  • This position may require evening, weekend, or on-call work depending on maintenance needs and emergencies.
  • The work environment may include exposure to construction areas, cleaning chemicals, and maintenance equipment.
  • A uniform or appropriate attire may be required.
