Job summary

Longboat Key Club is seeking a maintenance professional to oversee condo association properties. You will conduct inspections, respond to resident requests, and coordinate repairs to plumbing, HVAC, and electrical systems to ensure safe, quality living spaces.

You will manage multiple tasks, support storm-prep and post-storm cleanup, and maintain grounds, communicating effectively with residents and the Property Manager to keep schedules and service requests transparent.

Qualifications

  • Strong knowledge of building systems, including plumbing, HVAC, pool, electrical, and mechanical.
  • Experience in a residential environment (condominiums, apartment buildings).
  • Excellent verbal and written communication skills.
  • Ability to manage multiple priorities and work under pressure.
  • Strong problem-solving skills and ability to handle emergencies.
  • Team player who can also work independently.
  • Great customer service focus.

Responsibilities

  • Conduct regular inspections of the property and address maintenance issues promptly.
  • Respond quickly to service requests from residents or Manager and prioritize by urgency.
  • Oversee and/or perform repairs to plumbing, electrical, HVAC, and general building systems.
  • Troubleshoot and resolve issues impacting day-to-day condominium operations.
  • Ensure repair work meets industry standards and safety regulations.
  • Maintain grounds free of trash and debris.
  • Serve as point of contact for residents on maintenance issues with professional communication.
  • Coordinate with Property Manager and residents on service requests and schedules.
  • Assist in preparing assets for storms and cleanup after storms.
  • Ensure outsourced vendor work complies with regulations and standards.
  • Provide guidance to landscape contractor to maintain curb appeal.
  • Collaborate with Landscape Committee on special projects.

Experience

Three years preferred in a maintenance role supporting Condo Associations of no less than 40 units.

Other Requirements

Candidate should be self-motivated, disciplined and work independently while delivering positive results.

Job Description
  • Conduct regular inspections of the property, including common areas, equipment, and amenities (e.g., pool, gym, parking structures), and address maintenance issues promptly.
  • Respond quickly to service requests from residents or Manager and prioritize issues based on urgency.
  • Oversee and/or perform repairs to plumbing, electrical systems, heating/cooling systems, and general building infrastructure.
  • Troubleshoot and resolve issues that impact the day‑to‑day function of the condominium complex.
  • Ensure that repair work is completed according to industry standards and safety regulations.
  • Ensure the grounds are maintained, and free of trash and debris.
  • Act as a point of contact for residents regarding maintenance issues, providing excellent customer service, and addressing concerns in a timely and professional manner.
  • Maintain open communication with the Property Manager and residents, ensuring that service requests and maintenance schedules are clearly communicated.
  • Assist in preparing community assets for major storms, assist with immediate cleanup after major storms.
  • Ensure that repair work outsourced to vendors is completed in keeping with condominium association regulations, and according to industry standards and safety regulations.
  • Provide guidance, direction, and feedback to the landscape contractor to ensure the property maintains a consistent level of curb appeal.
  • Work with the Landscape Committee and the landscape contractor to facilitate special projects get addressed and completed.

Physical Requirements
  • Ability to lift and carry up to 50 lbs.
  • Must have physical capacity required for work described above (stand, bend, squat, and walk for reasonably extended periods).
  • Ability to work in various weather conditions (e.g., heat, rain) and environments (e.g., confined spaces, heights).
Work Environment
  • This position may require evening, weekend, or on‑call work depending on maintenance needs and emergencies.
  • The work environment may include exposure to construction areas, cleaning chemicals, and maintenance equipment.
  • A uniform or appropriate attire may be required.
