General Notes

This position provides support to the Assistant Director of Facilities in coordinating assigned maintenance activities and does not have supervisory authority or responsibility for other maintenance employees. This position is located in Port Aransas, Texas. Only applicants eligible to work in the US will be considered.

Purpose

To support the Assistant Director of Facilities in coordinating and executing maintenance activities and facility projects to ensure the effective operation, upkeep, and improvement of UTMSI facilities.

Responsibilities

• Coordinates with contractors and service providers for assigned repair and maintenance activities under the direction of the supervisor. Provides contractors with descriptions, scope, specifications, and applicable requirements for repair work as directed by the supervisor. Solicits bids and estimates for assigned repair projects; reviews contractor proposals and quotations for completeness, scope, pricing, and alignment with requested work; and submits documentation to the supervisor for review and purchase order processing. Work with UT-MSI departmental buyer to gather all required docs for PO submission and develop a basic understanding of UT purchasing policies. Coordinates contractor access, site visits, scheduling, and communication as necessary to facilitate completion of assigned work. Monitors the progress of assigned contractor work and reports contractor performance, issues, changes in scope, and cost concerns to the supervisor.
• Maintains accurate records of repairs, work performed, and maintenance activities. Maintains and updates maintenance logs and tracks regularly scheduled and completed preventive maintenance. Assists the supervisor with monitoring maintenance schedules and identifying upcoming or overdue maintenance activities. Records information such as time, job data, materials used, repair history, and maintenance activities.
• Performs on-site inspections of completed work and assists the supervisor in verifying that work is performed in accordance with specifications, established standards, safety requirements, and quality expectations. Receives work specifications and assignments from the supervisor. Assists with identifying work-related issues and resolving problems within the employee's area of knowledge and responsibility. Reports project and maintenance status to the supervisor and communicates issues, delays, material requirements, and other concerns requiring supervisor attention.
• Assists with ordering job-related materials and maintaining appropriate inventory of materials and supplies. Responsible for the proper care, organization, and availability of shop tools and materials related to assigned work. Regularly performs work typical of the craft and/or job classification of the work group. Performs work in accordance with established safety procedures. Lifts, pushes, and pulls 50 pounds. Performs related duties as assigned.

Required Qualifications

• Five (5) years of experience with maintenance for ISD, College, Industrial, etc.

Preferred Qualifications

• Demonstrated experience managing building maintenance, building systems, facility projects, contractors, and vendors. Experience coordinating multiple priorities, work orders, preventative maintenance, and facilities-related projects in a fast-paced environment. Knowledge of building systems, including HVAC, electrical, plumbing, life safety, and building automation systems. Knowledge of applicable building codes, safety regulations, and facilities management best practices.

Driving Required

This job requires a class "C" operator's driver's license. The applicant selected must provide a current three year driving record from the current state of residence. If not currently a Texas resident, a Texas driver's license must be obtained within 30 days of becoming a Texas resident. Employees who are required to have a CDL are subject to drug and alcohol testing (pre-employment, post-accident, reasonable suspicion, random, return-to-duty, and follow-up drug and alcohol testing).

Salary Range

$50,000+ commensurate with experience

Working Conditions

• Exposure to shop and construction site hazards associated with the trades. May include exposure to extreme temperatures, mechanical and electrical hazards, high pressure and high-speed equipment, noise, fumes, heights, dust, and other weather conditions.
