We are seeking an experienced Survey Division Manager (PLS) to provide leadership, technical oversight, and operational management for a growing land surveying practice in Raleigh, North Carolina. This role is responsible for overseeing survey operations, managing staff and project performance, ensuring quality deliverables, developing client relationships, and supporting business growth initiatives.
The ideal candidate will be a licensed Professional Land Surveyor (PLS) in North Carolina with strong project management, leadership, and business development experience. This individual will play a key role in guiding survey teams, ensuring technical excellence, and driving the continued success of the division.
Key Responsibilities
Leadership & Team Management
- Lead, mentor, and develop survey professionals across all levels of the organization.
- Provide administrative and operational leadership for the surveying division.
- Establish workflows, staffing plans, and project priorities to ensure efficient execution.
- Promote a culture of safety, quality, professional development, and continuous improvement.
- Train and support staff in modern surveying technologies, methodologies, and best practices.
Technical Oversight & Quality Control
- Review, approve, and seal survey-related documents, calculations, and drawings.
- Perform QA/QC reviews of survey plans, record plats, legal descriptions, construction layout documents, and related deliverables.
- Provide technical guidance and solutions to project teams and internal stakeholders.
- Maintain compliance with applicable surveying standards, regulations, and industry best practices.
- Conduct site visits and field observations when necessary.
Survey Operations
Oversee and support a variety of survey services, including:
- Boundary Surveys
- ALTA/NSPS Land Title Surveys
- Topographic Surveys
- Aerial Surveys
- Utility Surveys and Utility Location Services
- Wetland Location Surveys
- Construction Layout and Stakeout Services
- Right-of-Way (ROW) Surveys
- Manage multiple projects simultaneously while maintaining schedules, budgets, and quality standards.
- Monitor project profitability and overall financial performance of the surveying division.
- Assist with client billing, accounts receivable activities, and project forecasting.
- Track project deliverables and ensure successful project completion.
Client Relations & Business Development
- Develop and maintain strong client relationships.
- Identify opportunities for repeat business and new project pursuits.
- Participate in proposal preparation, fee development, and contract negotiations.
- Support marketing initiatives and business development activities.
- Collaborate with leadership on strategic growth and market expansion efforts.
Required Qualifications
- Active Professional Land Surveyor (PLS) license in North Carolina.
- Minimum 8 years of professional land surveying experience.
- Minimum 2 years of land surveying project management experience.
- Valid Driver's License with the ability to travel to project sites as needed.
- Strong leadership, team management, and communication skills.
- Experience reviewing, approving, and sealing survey documents.
- Demonstrated experience managing client relationships and project delivery.
Preferred Qualifications
- Degree or formal training in Surveying Technology, Geomatics, Civil Engineering, or a related field.
- Expertise in modern surveying techniques, technologies, and best practices.
- Proficiency with:
- Robotic Total Stations (RTS)
- GPS Survey Equipment
- GIS Applications
- High-Definition Laser Scanning (HDLS)
- Advanced Microsoft Office skills, particularly Excel.
- Experience managing multiple projects, deadlines, and budgets simultaneously.
- Strong business development and marketing experience.
- Entrepreneurial mindset with a demonstrated ability to grow client relationships and revenue streams.
