Job Duties/Essential Functions
  • Job Duties
    • Serves as Supervisor of the Maintenance Department in 12210 and 12150. Responsible for all maintenance activities and operational efficiencies of the department. Supervises and facilitates all scheduling activities and assignments of maintenance personnel. Work order and PM system lead administrator reporting to the Director, Facilities Management.
    • Serves as an expert and exhibits professional proficiency of skills and training in all areas of Hospital Maintenance to include but not limited to Electrical, Plumbing/Boilers, Mechanical/HVAC/Chilled Water systems, and Life Safety Maintenance. Holds two or more Licenses or certifications.
    • Forward thinking leader - Anticipates problems with the systems and works to resolve or correct them before a failure. Provides expert technical recommended changes and improvement to the Director for planning and coordination to ensure operational facility systems stability. Instrumental leadership facilitation to solve issues in complex mechanical and building systems using all resources available.
    • Supervises and gathers all required testing and documentation of regulated items within the Maintenance department. Facilitates the correction of all deficiencies. Provides regular reporting to the Director, Facilities Management regarding status of the testing and documentation.
    • Operationally responsible for PM accountability and regulatory compliance for all maintenance areas. Responsible to schedule tasking and staff assignments, gather all data, and report compliance responsibilities within specified and directed timeframes to Director, Facilities Management.
    • Communicates with customers informing of status of work orders and issues pertaining to their respective departments.
    • Understands utility usage within area of expertise. Sets annual goals for reduction of utility usage and champions initiatives to meet these goals.
    • Serves as advisor for all contractors in their specialty areas during the design phases of project as to the best ways to integrate new work into the current systems.
    • Involved in design and implementing projects to ensure systems are in line with specifications and design intent. Perform periodic inspections of ongoing projects and report status and possible issues to Director, Facilities Management.
    • Participates in the following activities related to Construction and Capital within Facilities Management Department: propose capital improvement projects; project design kick-off meetings; project design review; periodic construction inspection; commissioning and start-up; hand-off of project to Maintenance department.
    • Supervise department areas to maintain cleanliness and orderliness of the hospital.
    • Supervise and facilitate all vendor activities managed by the Maintenance department.
    • Coordinates and schedules allon-call activities and schedules staff and facilities for anyon-call issues within the facility.
    • Other duties as assigned.
  • Follows Mercy’s safety guidelines, carries out job‑specific safety duties and responsibilities, and promptly reports any unsafe conditions, situations, incidents and injuries.
  • Facilitates and manages all maintenance personnel under his/her operational leadership.
  • Responsible for allon-call activities and schedules staff and facilities for anyon-call issues within the facility.

Professional Experience
  • 8+ years ofexperience
Education
  • High school graduate or equivalent preferred.
  • Journeyman level program certificate or equivalent is preferred.
Licensure, Certification, Registration
  • Must have valid Driver’s License.
  • Must have and maintain a good driving record. Motor vehicle record will be reviewed as part of the background check prior to hire or transfer.
  • Hold at least one certification, license, or equivalency (validated years or experience – 8 years continuous work in that area) in one of these trade areas (Electrical, Plumbing/Boilers, Mechanical/HVAC/Chilled Water systems, or Life Safety Maintenance).
  • Additionally, hold a secondary certification, license, or equivalency (validated years or experience – 5 years continuous work in that area) in one of these trade areas (Electrical, Plumbing/Boilers, Mechanical/HVAC/Chilled Water systems, or Life Safety Maintenance), and another third certification, license, or equivalency (validated years or experience – 3 years continuous work) in one of the areas mentioned above.
  • Equivalencies deemed by Director, Facilities Management. Licenses or certifications proven by documentation.
