JP Management LLC is seeking an experienced Live-In Superintendent to maintain an apartment complex in Paterson, NJ. The role requires hands-on maintenance, responding to work orders, coordinating with contractors, and ensuring safe, efficient operations.

Responsibilities

• Respond to service requests from management and tenants (appliance repairs, plumbing/electrical, painting).
• Perform routine and preventative maintenance and cleaning of the building.
• Coordinate and assist with apartment turnovers with external contractors.
• Diagnose problems and perform repairs in plumbing, electrical, HVAC, appliance repairs, sheetrock and carpentry.
• Maintain a preventative maintenance program to minimize emergencies.

Seeking an experienced Live-In Superintendent to work alongside a team to maintain daily operations of an apartment complex located in Paterson, NJ. This position is responsible to maintain and service the building facilities and tenant work orders. This is a full-time, onsite position offering a competitive salary, benefits, and an apartment.

Superintendent responsibilities include but are not limited to:

• Respond to service requests from management and tenants such as appliance repairs, simple plumbing/electric repairs, painting, etc.
• Perform routine and preventative maintenance, including garbage removal and cleaning of the building.
• Coordinate and assist with apartment turnovers, including working with outside contractors.
• Perform general maintenance repairs and tasks in a manner that is safe to self, residents, and staff.
• Organizational skills to prioritize service requests and general maintenance tasks.
• Maintain a preventative maintenance program that minimizes emergency repairs, service requests and the utilization of outside contractors.
• Special projects or additional duties assigned by Supervisor that are essential for property operations.
• Work with tenants and other staff members in a positive manner.
• The ability to diagnose problems and perform repairs in the following areas;
• Plumbing
• Electrical
• HVAC
• Appliance Repairs
• Sheetrock
• General Carpentry
• Painting and Compounding
• Ice/Snow Removal

Requirements

• Must have 5+ years of experience in property maintenance, handling work orders and performing preventative maintenance.
• Available to be on calls during the weekdays and weekends as necessary to respond to emergency calls/work orders.
• Must have own tools and valid driver's license.

Salary: $25.00 - $30.00/hr
