RL James Exteriors in Tampa Bay, FL is seeking a Superintendent - Exterior Restoration & Building Envelope to lead daily field operations on occupied projects across the Tampa Bay area. This is a hands-on, field-based role not remote.

You will direct crews, manage subcontractors, monitor safety, and ensure work meets drawings and specs. A background in concrete restoration, waterproofing, and building envelope work is essential, with comfort at height and travel across the region.

Qualifications

• 3+ years leading restoration or building envelope projects.

Superintendent - Exterior Restoration & Building Envelope

RL James Exteriors | Tampa Bay, FL

Location: Tampa, FL. Field-based role covering projects across the Tampa Bay area. Not remote or hybrid.

Type: Full-time

Reports to: Project Manager

Compensation: Hourly rate based on experience. Overtime is available and encouraged.

Restore What Others Can't

Some superintendents build from the dirt up. Ours brings existing buildings back. These are occupied high-rises, condos, and commercial properties where residents are home, tenants are working, and the work must be right the first time.

At RL James Exteriors, we specialize in concrete restoration, waterproofing, and building envelope work. These are technical, complex projects, and they take real field leadership. The Role

You’ll lead daily field operations on restoration projects across Tampa Bay. That means directing crews and subcontractors, managing manpower and equipment, and keeping safety and quality non-negotiable. You’ll partner with Project Managers, engineers, and restoration consultants to keep projects moving.

This is a restoration role, not ground-up construction. We’re looking for someone who has personally supervised work on existing, occupied structures.

Scope of Work You'll Oversee

• Concrete Restoration: spall repair, shoring, epoxy and grout injection
• Waterproofing: membranes, coatings, deck and traffic coatings
• Building Envelope: air and vapor barriers
• Sealants: caulking, expansion joints, glazing
• Openings: impact windows and doors
• Coatings: exterior painting and protective coatings

What You’ll Do

• Run the jobsite: direct crews and subcontractors
• Plan ahead: schedule manpower, materials, equipment, and inspections
• Own safety: enforce OSHA, fall protection, and safe access equipment use
• Protect quality: build to drawings, specs, and manufacturer standards
• Respect occupants: minimize disruption to residents and tenants
• Keep the PM informed: flag delays, scope changes, and site conditions early
• Document everything: submit accurate daily field reports
• Close strong: drive punch lists, inspections, and closeout

What You Bring

• Experience: 3+ years leading restoration or building envelope projects
• Field leadership: Superintendent, Assistant Super, General Foreman, or Field Supervisor
• Existing structures: occupied commercial, condo, or high-rise work
• Technical knowledge: concrete repair, waterproofing, sealants, coatings
• Access equipment: swing stages, suspended scaffolding, mast climbers, boom lifts
• Plans and specs: read and execute drawings and restoration details
• Safety: strong grasp of OSHA and fall protection
• Project control: manpower, subcontractors, productivity, and schedules
• Mobility: comfortable at height and traveling across Tampa Bay

Preferred

• OSHA 30 certification
• High‑rise condominium restoration experience
• Familiarity with ICRI, IIBEC, SWRI, or AMPP/NACE standards
• Experience overseeing multiple crews or projects
• Bilingual in English and Spanish
