  • Knowledge of co-op and condominium renovation procedures and requirements.

Responsibilities

  • Manage day-to-day field operations on luxury residential renovation projects.
  • Supervise subcontractors, vendors, and site personnel.
  • Maintain project schedules and drive milestone completion.
  • Coordinate architects, interior designers, consultants, and ownership teams.
  • Oversee custom millwork, cabinetry, stone, plaster, metal, and specialty finish installations.
  • Manage complex interior build-outs and architectural details.
  • Coordinate work within occupied co-op and condominium buildings.
  • Conduct quality control inspections throughout all phases of construction.
  • Lead daily safety meetings and ensure OSHA compliance.
  • Review construction drawings, specifications, and shop drawings.
  • Coordinate material procurement, deliveries, and project logistics.
  • Identify and resolve field issues proactively.
  • Maintain daily reports, schedules, and project documentation.
  • Manage punch-list completion and successful project turnover.

Job Description

As a Superintendent - Construction - Manhattan, you will be responsible for:

  • Managing all day-to-day field operations on luxury residential renovation projects
  • Supervising subcontractors, vendors, and site personnel
  • Maintaining project schedules and driving milestone completion
  • Coordinating architects, interior designers, consultants, and ownership teams
  • Overseeing custom millwork, cabinetry, stone, plaster, metal, and specialty finish installations
  • Managing complex custom interior build-outs and architectural details
  • Coordinating work within occupied co-op and condominium buildings
  • Conducting quality control inspections throughout all phases of construction
  • Leading daily safety meetings and ensuring OSHA compliance
  • Reviewing construction drawings, specifications, and shop drawings

The Successful Applicant

The successful candidate will have:

  • 5+ years of Superintendent experience within construction
  • Extensive experience managing high-end residential interior renovation projects
  • Proven experience with penthouses, brownstones, duplexes, townhomes, luxury apartments, or townhouse renovations
  • Strong understanding of custom millwork, cabinetry, architectural woodwork, stone, plaster, metal, and specialty finishes
  • Experience overseeing highly customized residential interiors from demolition through completion
  • Experience working directly with homeowners, architects, and interior designers
  • Knowledge of co-op and condominium renovation procedures and requirements
  • Ability to read and interpret architectural, structural, and MEP drawings
  • Strong subcontractor management and scheduling experience
  • Exceptional attention to detail and commitment to craftsmanship
  • Excellent leadership, communication, and problem-solving skills
  • OSHA 30 Certification preferred
