Job summary

O'Brien Construction is seeking an experienced Superintendent to lead field operations on a ground-up project in Bettendorf, IA, with future work across Iowa. You will oversee schedules, safety, and client relations, coordinating with subcontractors and inspectors to ensure quality and on-time delivery.

The role requires 7+ years in commercial or multi-family construction, strong leadership, and a thorough understanding of regulatory requirements and life-safety considerations for senior living

Qualifications

• HS diploma required; Bachelor's in Construction Management preferred.
• 7+ years experience as a Superintendent on commercial or multi-family building projects.
• Working knowledge of regulatory requirements, inspections, and life-safety in senior living construction.
• Proven ability to lead and motivate teams.

Responsibilities

• Understand and adhere to project plans, specs, contracts, and requirements.
• Develop and implement comprehensive project schedules with milestones.
• Serve as primary point of contact for subcontractors and inspectors.

About the Role:

Superintendents at O'Brien Construction play a critical role in the successful execution of construction projects. Leading dedicated project teams, you will be responsible for overseeing all field operations from inception to completion. This includes managing schedules, allocating resources, ensuring quality and safety, and maintaining strong client relationships. This role will be assigned to an upcoming ground-up project in Bettendorf, IA with additional work to follow across the state of Iowa.

Responsibilities:

• Thoroughly understand and adhere to project plans, specifications, contracts, and requirements.
• Develop and implement comprehensive project schedules, ensuring timely progress towards key milestones.
• Serve as the primary point of contact and company representative for subcontractors.
• Serve as the primary point of contact and company representative for City, State, and County inspectors.
• Maintain a safe work environment by enforcing all safety regulations and managing safety risks proactively.
• Manage and communicate resource needs, including materials, equipment, and manpower.
• Conduct regular inspections of subcontractor work, ensuring compliance with plans, specifications, and codes.
• Prepare and submit daily progress reports and weekly "Look Ahead" schedules.
• Effectively communicate project status, potential issues, and progress to Project Managers and Project Engineers.
• Continuously seek and implement industry best practices and innovative solutions.
• Proactively identify and resolve project challenges using available knowledge and resources.
• Uphold the company's commitment to integrity and ethical conduct, ensuring the same for the entire project team.
• Perform other duties as assigned.

Qualifications:

• High school diploma required; Bachelor's Degree in Construction Management preferred.
• Minimum 7 years of experience as a Superintendent on commercial or multi-family building projects.
• Working knowledge of regulatory requirements, inspections, and life-safety considerations associated with licensed senior living construction.
• Proven ability to lead and motivate teams.
• Strong problem-solving, analytical, and critical thinking skills.
• Excellent communication, interpersonal, and organizational skills.
• Proficient in Microsoft Office Suite and construction-specific software (scheduling, project management).
• Strong work ethic with a results-oriented approach.
• Ability to work independently and as part of a team.
