Job summary

O’Brien Construction is seeking a Senior Superintendent to lead field operations on upcoming Bettendorf, IA projects and statewide work. You will oversee schedules, resource allocation, safety, and client relationships, driving quality and on-time execution from inception to completion.

You will manage subcontractors, coordinate inspections, and report progress to Project Managers, while upholding safety and ethical standards across the team.

Qualifications

• High school diploma required.
• Bachelor's Degree in Construction Management preferred.
• Proven leadership and strong communication abilities.
• Experience with scheduling and project management software.

Responsibilities

• Understand and adhere to project plans, specifications, contracts, and requirements.
• Develop and implement comprehensive project schedules, ensuring timely progress towards milestones.
• Serve as primary contact for subcontractors and for City, State, and County inspectors.
• Maintain a safe work environment by enforcing safety regulations and proactively managing risks.
• Manage resources, including materials, equipment, and manpower.
• Conduct regular inspections of subcontractor work for compliance.
• Prepare daily progress reports and weekly Look Ahead schedules.
• Communicate project status and progress to Project Managers and Project Engineers.
• Pursue industry best practices and innovative solutions.
• Identify and resolve project challenges using available resources.
• Uphold integrity and ethical conduct for the project team.
• Perform other duties as assigned.

About the Role:

Superintendents at O’Brien Construction play a critical role in the successful execution of construction projects. Leading dedicated project teams, you will be responsible for overseeing all field operations from inception to completion. This includes managing schedules, allocating resources, ensuring quality and safety, and maintaining strong client relationships. This role will be assigned to an upcoming ground-up project in Bettendorf, IA with additional work to follow across the state of Iowa.

Responsibilities:

• Thoroughly understand and adhere to project plans, specifications, contracts, and requirements.
• Develop and implement comprehensive project schedules, ensuring timely progress towards key milestones.
• Serve as the primary point of contact and company representative for subcontractors.
• Serve as the primary point of contact and company representative for City, State, and County inspectors.
• Maintain a safe work environment by enforcing all safety regulations and managing safety risks proactively.
• Manage and communicate resource needs, including materials, equipment, and manpower.
• Conduct regular inspections of subcontractor work, ensuring compliance with plans, specifications, and codes.
• Prepare and submit daily progress reports and weekly "Look Ahead" schedules.
• Effectively communicate project status, potential issues, and progress to Project Managers and Project Engineers.
• Continuously seek and implement industry best practices and innovative solutions.
• Proactively identify and resolve project challenges using available knowledge and resources.
• Uphold the company's commitment to integrity and ethical conduct, ensuring the same for the entire project team.
• Perform other duties as assigned.

Qualifications:

• High school diploma required; Bachelor's Degree in Construction Management preferred.
• Minimum 7 years of experience as a Superintendent on commercial or multi-family building projects.
• Working knowledge of regulatory requirements, inspections, and life-safety considerations associated with licensed senior living construction.
• Proven ability to lead and motivate teams.
• Strong problem-solving, analytical, and critical thinking skills.
• Excellent communication, interpersonal, and organizational skills.
• Proficient in Microsoft Office Suite and construction-specific software (scheduling, project management).
• Strong work ethic with a results-oriented approach.
• Ability to work independently and as part of a team.
