The role requires at least 2 years of residential construction experience, vocational certification, and proficiency with Windows-based software. You will coordinate with trades, inspectors, and the purchasing team to drive on-time completion and quality.

Qualifications

Responsibilities

• Inspects each home under construction to ensure work meets plan specifications and communicates issues to the appropriate parties.
• Maintains job-site cleanliness, safety and SWPPP standards.
• Oversees knowledge growth in codes, blueprints, contracts, and insurance requirements; addresses mold/remediation matters as needed.
• Pre-construction meetings establish clear expectations using manuals, outlines and checklists.
• Participates in weekly team meetings with Sales Representatives and customers; addresses issues as needed.
• Schedules and completes municipal and internal quality inspections; verifies requests before issuing EPOs and codes correctly in BuildPro.
• Ensures on-time delivery and 100% completion of each home at closing; prepares for third-party quality walks and customer orientation.
• Redlines architectural changes and delivers to Area Construction Manager.
• Updates daily progress in BuildPro; coordinates subcontractor activity and material deliveries.
• Reviews trade contractor information and provides feedback to Purchasing on performance.
• Monitors sites for inefficiencies and waste; documents variances and identifies root causes.
• Alerts Purchasing to material quality/quantity variances; communicates findings in writing.
• Learns duties of Senior Superintendent for career growth.
• Performs other duties as assigned by Area Construction Manager and Director of Construction.
• Maintains professional conduct and fosters a positive, team-focused culture.
• Maintains open communication across departments and participates in training as needed.

Job description

A Brief Overview

The Superintendent manages all aspects of the assigned home-building processes in accordance with View Homes' quality standards and local building codes, while adhering to budgets, maintaining the construction schedule, and providing the level of service required to achieve the established customer satisfaction goals. It is imperative that the Superintendent maintain a mindset of continual improvement and work diligently to foster a culture of continual improvement within the team, department, and the company.

What You Will Do

• Inspects each home under construction (Every Room, Every Home, Every Day), ensuring that the work is done to plan specifications, and communicating any problems to the appropriate person/department.
• Ensures job site cleanliness, safety and SWPPP standards are adhered to.
• Continuously grows Construction Knowledge and Skills, including knowledge of all applicable codes and technical knowledge, understanding of all scopes of work, contracts, blueprints, and insurance requirements, and knowledge of the issues of mold and mold remediation.
• Ensures expectations are being accurately established using the Homeowner Manual, Division outlines, and checklists during the pre-construction meeting.
• Participates in weekly team meetings with Sales Representatives and customers, addressing issues as needed.
• Schedules and oversees the compliance and completion of all designated municipal and internal quality inspections.
• Verifies all requests before issuing EPOs and code them correctly in BuildPro.
• Ensures product is delivered on time and that each home is 100% complete, with no open items at closing.
• Ensures jobs are ready for third-party quality walks, management walks, and Customer Orientation in accordance with View Homes’ quality standards
• Redlines architectural plan changes and deliver to Area Construction Manager
• Ensures all assigned job progress is updated daily in BuildPro, including approving all subcontractor work, material deliveries, to-do lists and alerts, confirming effective scheduling, and communication with subcontractors.
• Reviews all applicable job-specific information with trade contractors prior to the commencement of work. Regularly provides written feedback to the Purchasing Department on trade contractor performance.
• Monitors job sites continually to identify and correct inefficiencies and waste. Identifies and documents all variances correctly and determines their causes to ensure future elimination.
• Ensures material deliveries are accurate regarding quality and quantity, and promptly communicates material variances to the Purchasing Department using the written feedback system.

• Performs other duties as assigned by Area Construction manager and Director of Construction
• Presents oneself in a professional manner, while maintaining an insightful and enthusiastic team-focused environment.
• Maintains positive communication channels to help the flow of information from department to department.
• Participates in training when needed. This includes learning product knowledge, procedural proficiencies, and computer software.
• Adheres to departmental operating guidelines and View Homes’ Employee Manual.

Education Qualifications

• Vocational certification in this field or equivalent work experience in a related field. required.

Experience Qualifications

• A minimum of 2 years progressive residential hands-on experience required.

Knowledge, Skills, And Abilities

• Able to manipulate and be proficient with PCs, and Windows applications; Microsoft Word, Excel, PowerPoint, etc., associated with contemporary computers.

Licenses and Certifications

• DL NUMBER - Driver's License, Valid and in State required.
