Job summary

THS National is seeking a Traveling Superintendent to lead ground-up multifamily construction and affordable housing projects. You will plan, direct and coordinate activities to ensure projects are completed on time, within budget, and to THS's high standards.

The ideal candidate has extensive multifamily construction experience, strong communication and leadership skills, and willingness to travel to project sites. Competitive pay and full benefits are offered.

Qualifications

• Must have experience with Ground Up Multifamily Construction projects.
• Affordable housing experience preferred but not required.
• Strong communication, thorough and attentive to details; able to prioritize and multitask.
• Ability to read and understand work orders, safety rules, operating and maintenance instructions, and procedure manuals.
• Ability to interact effectively with customers, vendors and employees at all levels of the organization.
• Availability to travel to projects for extended periods at a time (All expenses Paid).

Responsibilities

• Assist the project manager with inspections, permits, and budget targets.
• Coordinate inspections with local building inspectors and fire authorities.
• Meet with maintenance staff after closing to confirm punch items and scope.
• Evaluate specifications to ensure start/completion dates and proper trades.
• Ensure safety policies are followed by THS employees and trade partners.
• Inspect sites to ensure work meets specifications, budget and schedule; communicate progress.
• Assist PM in approving invoices for the project.
• Procure materials, trade partners, and vendors.
• Document daily/weekly reports in Procore for PM and customers.

TRAVELLING SUPERINTENDENT

At THS National, we are looking for a diligent, task-oriented individual who enjoys producing work at The Highest Standard of quality and accuracy. The successful candidate will possess extensive construction knowledge, be extremely detail oriented and be driven to achieve operational efficiencies while always being one step ahead.

Position Summary

The Construction Superintendent, you will plan, direct and coordinate activities pertaining to the construction, renovation, and maintenance of an assigned multi-family property in accordance with company policies, property documents, and governmental regulations. Ultimately, the Construction Superintendent’s duties are to ensure that all projects are completed on time, within budget and meet The Highest Standard.

Duties And Responsibilities

• Assists the project manager with conducting property inspections, obtaining all necessary permits and meeting and/or beating budgets.
• Coordinates with the property manager in scheduling inspections with local building inspectors and local fire authorities.
• Meets with existing building maintenance staff upon closing to ensure necessary punch items and scope has been met.
• Evaluates specifications for plan procedures, start and completion dates are met and proper trade partners are secured and notified.
• Ensure all safety policies are followed by THS employees and trade partners
• Inspects property and units under construction regularly to ensure the work conforms to specifications, budget and schedule and initiates any repair or replacement needs and/or adjustment of working procedures. Regularly communicates with the project team regarding unit and property improvement status.
• Assists PM in approving some invoices pertaining to the construction project
• Ensure work done per schedule per contract on time on budget with proper scope of work.
• Document all daily/weekly reports in Procore for PM and customers.
• Assists in procuring materials, trade partners, and vendors for projects.

Experience Required

• Must have experience with Ground Up Multifamily Construction projects
• Affordable housing (Section 8, LIHTC, etc) experience preferred but not required
• Strong communication skills; thorough and attentive to details; able to prioritize and multitask; proactive and deadline-oriented.
• Ability to read and understand work orders, safety rules, operating and maintenance instructions, and procedure manuals.
• Ability to interact effectively with customers, vendors and employees at all levels of the organization.
