Job Title: Student Maintenance Assistant; Seasonal Employee

Reports To: Assistant Director of Operations

Location: Lumina Communities at Duquesne University

Compensation: $13.00 per hour

Term of Employment: May 1, 2025 – August 25, 2025, up to 20 hours per week

FLSA Status: Student Non-Exempt

Summary

Lumina Communities, including Brottier, McGinley, and St. Martin Hall, located on the campus of Duquesne University in Pittsburgh, PA, is managed by Capstone On-Campus Management (COCM). COCM oversees all operational aspects of Lumina Communities. Under the supervision of the Assistant Director of Operations and in collaboration with the Maintenance Team, the Student Maintenance Assistant helps facilitate the turnover process of the apartment complex for Fall occupancy.

Essential Duties and Responsibilities
  1. Create and maintain a professional workspace.
  2. Follow safety procedures and use Personal Protective Equipment.
  3. Identify and report maintenance work orders.
  4. Complete paperwork related to work orders.
  5. Organize and conduct inventories for maintenance areas and storage.
  6. Assist in accessing and handling tools, supplies, and equipment.
  7. Escort and monitor vendors on-site providing services.
  8. Help maintain grounds, common areas, and building exteriors.
  9. Assist with apartment repairs and turnover, including upgrades or replacements.
  10. Attend staff meetings and training sessions, and participate in ongoing training as needed.
  11. Perform other duties as assigned.
Qualifications
  • High school diploma or GED.
  • Current student at Duquesne University or another post-secondary institution.
  • Willingness to learn general maintenance tasks.
  • Ability to lift up to 35 lbs and navigate stairs.
  • Strong verbal communication skills.
  • Excellent customer service skills.
  • Troubleshooting and diagnostic skills.
Time Commitment

Up to 20 hours per week in part-time work. Office hours are Monday-Friday, 8:30 am - 4:30 pm. Typically, work is scheduled for three days a week with 6-7 hour shifts, with some flexibility in scheduling.

Work Environment

The environment is mid-to-high paced with moderate noise levels.

Physical Demands

Regularly required to sit, use hands, and communicate verbally. Frequently walk, climb stairs, and reach. Occasionally stand, stoop, kneel, or crouch. Must lift/move up to 30 pounds. Accommodations can be provided for disabilities.
