Burlington Capital Properties is seeking an experienced Property Manager to oversee UNMC Residences and UNMC Campus Housing in Omaha, Nebraska. You will lead a dual-community operation, balancing a new student residence with an established campus housing portfolio.

The successful candidate will manage leasing, resident relations, and staff development while ensuring adherence to policies and budgets, with a focus on occupancy, service quality, and financial performance.

Qualifications

• Minimum of 3 years of property management experience required.
• Prior supervisory experience in property management including budgeting, accounting, hiring, and performance management.
• Demonstrated ability to lead, develop, and hold employees accountable.
• Prior student housing or academic-year housing experience preferred.
• Experience with new construction or a lease-up property preferred.
• RealPage experience preferred, but not required.
• Strong knowledge of leasing, resident relations, customer service, and property operations.
• Basic math and bookkeeping skills.
• Strong organizational, interpersonal, communication, and problem-solving skills.

Responsibilities

• Oversee daily operations for both UNMC Residences and UNMC Campus Housing.
• Hire, train, supervise, and develop employees while setting expectations and addressing performance concerns.
• Oversee leasing, marketing, resident retention, and customer service for both housing programs.
• Support the opening and ongoing operations of the new UNMC Residences community.
• Build and maintain strong working relationships with UNMC, residents, prospective residents, employees, vendors, and other stakeholders.
• Monitor occupancy, leasing activity, renewals, resident retention, and overall property performance.
• Oversee academic-year leasing and renewal activities for UNMC Campus Housing.
• Ensure leasing, resident, and administrative processes are completed accurately and in accordance with established policies and procedures.
• Address resident concerns and resolve issues professionally and effectively.
• Oversee maintenance coordination, property appearance, safety, and resident satisfaction.
• Monitor collections, deposits, recordkeeping, expense allocation, and adherence to budget guidelines.
• Prepare and review financial and operational reports and take appropriate action to address performance.
• Participate in meetings, training, the annual manager conference, and special projects as required.
