The Student Housing Maintenance Supervisor, known internally as Service Manager, performs maintenance, supervisory, and administrative tasks. This is a "working supervisor" role, involving direct participation in repairs and maintenance of buildings, grounds, mechanical, plumbing, HVAC, electrical, and electronic systems. The supervisor ensures the property's upkeep and aesthetic appeal.

The role requires creating a positive work environment, building relationships with the service team, vendors, and property staff, exercising good judgment, delivering excellent customer service, and participating in community management.

Essential Job Functions:

  • Oversee contracted vendors and develop positive relationships.
  • Train, supervise, and evaluate Maintenance Technicians, Groundskeepers, Work Study Students, and Housekeepers.
  • Manage service requests to ensure smooth operation and timely responses.
  • Assign workloads, review work documentation, and communicate effectively with team members and the office.
  • Assess team performance, including efficiency and problem-solving skills.
  • Manage budget areas related to facilities, monitor expenses, and discuss overruns with the GM.
  • Coordinate with the GM on Turn Manual and planning for property turnovers.
  • Obtain bids from vendors, evaluate, and select vendors based on specifications.
  • Train staff for Turn processes and involve them in planning.
  • Assign work during Turn, maintain communication with vendors, and inspect work quality.
  • Meet with the GM post-Turn to evaluate and document comments for future planning.

Job Skills/Knowledge:

  • Proficiency in MS Office and computer skills
  • Strong communication, problem-solving, organizational, and customer service skills
  • Ability to supervise and motivate staff
  • Knowledge of safe use of cleaning agents and equipment

Education/Experience:

  • High School diploma or equivalent
  • At least 3 years of maintenance experience or training
  • Experience in property management/student housing is a plus
  • Electrical, painting, drywall, and plumbing experience for 1 year

Certificates/Licenses:

  • EPA Certification, Type I and II
  • HVAC Certification
  • CPO certification (pool)
  • Other licenses as required by law

Work Hours: Typically 8am-5pm, Monday-Friday, with possible additional hours, on-call, or weekends.

Physical Demands:

Requires physical exertion: sitting, standing, walking, reaching, grasping, bending, crouching, lifting up to 100 lbs., pushing/pulling up to 50 lbs., and visual focus. Accommodations available for disabilities.
