Ajax Building Company, part of the STO Building group, is seeking an experienced Preconstruction Manager to lead project planning and cost strategy from concept through GMP, aligning design, budget, and constructability. This role serves as a strategic partner to clients, design teams, and operations—guiding pricing, validating estimates, and helping drive efficient, well-coordinated project outcomes.

Qualifications

• 5+ years of experience in preconstruction/estimating within commercial construction.
• Experience leading preconstruction from concept through GMP development.
• Strong ability to influence design processes and lead client meetings.
• Bachelor’s degree preferred (or equivalent experience).

Responsibilities

• Lead preconstruction from conceptual budgeting through GMP execution with Operations.
• Guide pricing, validate estimates, and align with project goals.
• Develop conceptual budgets and cost models without detailed quantity takeoffs.
• Create design-phase deliverables and budget updates for clients.
• Lead GMP proposal development and client presentations.
• Provide constructability feedback and value engineering recommendations.
• Engage with design teams to drive buildable, cost-effective solutions.
• Coordinate with estimating team on subcontractor pricing.
• Maintain historical cost data for forecasting and benchmarking.
• Serve as primary client contact during preconstruction and participate in meetings.
