Qualifications

  • Knowledge of boiler operations, HVAC systems, and building automation.
  • Ability to read and interpret blueprints, schematics, and technical manuals.

Responsibilities

  • Operates and monitors building mechanical systems including boilers, chillers, HVAC equipment and related equipment.
  • Performs preventive maintenance on mechanical systems according to schedules and specifications.
  • Responds to emergencies, troubleshoots and repairs to restore operation; coordinates with external contractors as needed.
  • Ensures compliance with codes, regulations and safety standards including OSHA and EPA; maintains required certifications.
  • Performs minor repairs to building systems within scope of trade and assists other trades.
  • Monitors building automation systems and optimizes energy use; documents performance and identifies efficiency opportunities.

Position Overview

This is a union-based role. Qualified candidates MUST be a part of the local union, or willing to join the local union upon acceptance.


The Stationary Engineer operates, maintains, and repairs building mechanical systems including boilers, chillers, HVAC equipment, and related building infrastructure to ensure safe, efficient, and continuous operation of facility systems.


Essential Duties And Responsibilities

Operates and monitors building mechanical systems including high-pressure boilers, chillers, cooling towers, air handling units, pumps, and related equipment. Performs routine inspections and adjusts controls to maintain optimal performance and energy efficiency.


Conducts preventive maintenance on all mechanical systems according to established schedules and manufacturer specifications. Maintains detailed logs of equipment operation, readings, maintenance activities, and repairs performed.


Responds to emergency situations including equipment failures, alarms, and system malfunctions. Troubleshoots problems and performs repairs to restore systems to proper operation. Coordinates with external contractors when specialized repairs are required.


Ensures compliance with all applicable codes, regulations, and safety standards including OSHA requirements, EPA regulations, and local jurisdiction ordinances. Maintains required certifications and licenses for boiler operation and refrigeration systems.


Performs minor repairs to building systems including plumbing, electrical, and HVAC components within scope of trade. Assists other trades as needed while maintaining jurisdictional boundaries.


Monitors building automation systems and adjusts setpoints to maintain comfort conditions and optimize energy consumption. Documents system performance and identifies opportunities for efficiency improvements.


Qualifications

Required


  • High school diploma or equivalent

  • Minimum 3-5 years experience operating building mechanical systems

  • Knowledge of boiler operations, HVAC systems, and building automation

  • Ability to read and interpret blueprints, schematics, and technical manuals


Preferred


  • EPA Universal Refrigeration Certification

  • Additional trade certifications (electrical, plumbing)

  • Experience with computerized maintenance management systems (CMMS)

  • Knowledge of energy management and sustainability practices


Physical Requirements

Ability to lift up to 50 pounds. Climbing ladders and stairs. Working in mechanical rooms with temperature variations. Standing and walking for extended periods. Responding to emergency calls outside normal business hours.


Work Schedule

Tuesday-Saturday, 10 PM - 6:30 AM
