Job summary

Confidential client in Richmond, CA is starting up a dedicated LED lighting assembly plant. The Facilities Manager role owns the physical plant end-to-end and partners with EHS/HR to ensure safety and compliance.

The on-site leader will manage vendors, security, utilities, and multi-year budgeting, while coordinating startup activities and keeping production uninterrupted. The position requires hands-on experience with building systems, strong vendor management, and readiness to drive multi-year

Qualifications

• 7-10 years facilities, plant maintenance, or building operations in manufacturing/industrial settings.
• 3-5 years for coordinator track with vendor/work-order ownership.
• Hands-on comfort with building systems (HVAC, electrical, plumbing) and directing trades.
• On-site at Richmond, CA plant; valid driver’s license; ability to walk the floor and respond after hours.

Responsibilities

• Own the Richmond East Bay plant end-to-end: access control, security, keys/badges, after-hours response, visitor/contractor control.
• Vendor management: source, scope, schedule, and hold accountable janitorial, security, HVAC, electrical, plumbing, waste, pest, and trades.
• Manage utilities: electricity and water accounts, usage, outages, landlord/utility coordination.
• Oversee building systems and plant infrastructure: HVAC, electrical distribution, lighting, docks, life safety.
• Build and manage a 3-year facilities budget shell and track spend against it.
• Partner on Health & Safety / EHS: housekeeping, forklift safety, incident readiness, OSHA-ready floors.
• Coordinate occupancy/start-up: space readiness, work orders, landlord coordination to keep lines running.
• Support clean-room environment: protocols, HVAC/filter awareness, restricted access.
• Schedule facility work to avoid production disruption; provide after-hours on-call for emergencies.
