Job summary

UC Santa Barbara is seeking a SKLD Crafts Trades Supervisor 2 to lead a skilled team across Housing, Dining & Auxiliary Enterprises. Based at the Santa Ynez Office Shop, you will coordinate daily operations, manage projects, and oversee turnover and maintenance scheduling for 4.3 million square feet of housing and facilities.

• Journey-level certification or equivalent education and/or experience in one or more trade specialties (required upon hire).

Responsibilities

• Daily Operations Management (25%): Oversee repairs and maintenance for 4.3 million sq ft of housing, schedule work, manage vendors, monitor tickets, coordinate with stakeholders.
• Life-Cycle/Preventative Maintenance (15%): Manage inspection, planning and budgeting for Residence Halls and Dining Commons.
• Project Management & Planning (20%): Conduct weekly project group meetings, coordinate with EH&S, and manage small to major repair schedules.
• Apartment Turnover (15%): Authorize repair, upgrade, carpentry, and paint work to meet rent deadlines.
• Human Resource Management (10%): Hire, evaluate, discipline, and oversee training initiatives.
• Other Duties (5%): Weekly pager duty, disaster response, and safety plans.
• Administration (10%): Manage dispatch, purchasing, contract writing, inventory control, payroll support.

Job Summary

Under the direction of the Director of Projects & Maintenance, the Sr Superintendent leads a team of skilled craft workers for Residential Operations, coordinating daily operations, training, and project management across the Housing, Dining & Auxiliary Enterprises (HDAE) portfolio, which includes residence halls, student apartments, and hospitality facilities.

Job Functions & Percentages of Time

• Daily Operations Management (25%): Oversee repairs and maintenance for 4.3 million square feet of housing, schedule work, manage vendors, monitor tickets, and coordinate with key stakeholders to ensure timely service.
• Life‑Cycle/Preventative Maintenance (15%): Manage inspection, planning, programming, and budgeting for Residence Halls and Dining Commons.
• Project Management & Planning (20%): Conduct weekly project group meetings, advocate funding, coordinate with EH&S, and manage small‑scale projects and major repair schedules.
• Apartment Turnover (15%): Serve on the apartment turnover team, authorizing repair, upgrade, carpentry, and paint work to meet rent deadlines.
• Human Resource Management (10%): Hire, evaluate, and discipline limited employees; conduct performance reviews and oversee training initiatives.
• Other Duties (5%): Provide weekly pager duty, support disaster response, and implement equity and safety plans.
• Administration (10%): Manage dispatch, purchasing, contract writing, inventory control, and payroll support for the Operations Service Center.

Required Qualifications

• High School Diploma.
• Bachelor’s Degree or equivalent combination of experience and training.
• 4‑6 years of supervisory experience leading journey‑level craft workers in an institutional facilities environment.
• Certification in a specialty skilled trade.
• Journey‑level certification or equivalent education and/or experience in one or more trade specialties (required upon hire).

Preferred Qualifications

• Extensive leadership experience with journey‑level craft workers in institutional facilities maintenance.
• Familiarity with multiple trades (HVAC, electrical, plumbing, locksmithing, carpentry, painting, hazardous‑material abatement).
• Two years of experience managing small to medium construction and renovation projects; ability to read and interpret drawings and specifications.
• Excellent verbal and written communication, organizational, analytical, planning, and management skills.
• Proficiency with Microsoft Word, Excel, Google Suite, and other management software.
• Use of emotional intelligence as an effective leadership tool; ability to adjust interpersonal style for positive outcomes.
• Repetition of documented leadership experience and trade certifications.

Special Conditions of Employment

• Ability to respond to emergency and after‑hour maintenance calls; flexible days and hours.
• Valid driver’s license and compliant driving record; enrollment in the California Employer Pull Notice Program if required.
• Satisfactory criminal history background check.
