Job Opening – Senior Project Manager

Position Status: Full Time

Employee Classification: Administrative

Accountable to: Operations Manager

Position Overview: The overall responsibility is to construct a project within the established time and budget provided following all company policies and procedures.

Overview of Responsibilities:

• Maintain a sense of urgency.
• Maintain a positive attitude: approach challenges proactively.
• Follow project start-up checklists.
• Follow company standard filing system.
• Review and process all submittals.
• Price and process proposal requests.
• Prepare all prime change orders and submit to Operations for review.
• Prepare sub change orders (Prime first, Sub second).
• Review, critique, and process superintendent weekly schedules.
• Process applications for payment as required.
• Lead subcontractor preconstruction meetings as needed.
• Coordinate, run, and attend OAC meetings.
• Prepare meeting minutes for every meeting.
• Review job cost reports weekly for overruns and make necessary corrections.
• Prepare monthly job cost forecasts.
• Generate timely and accurate reports as needed.
• Review and approve job-related small bills and invoices.
• Document cost changes and plan modifications.
• Coordinate the RFI process between the field and architect.
• Support jobsite safety initiatives and coordinate with Safety consultants.

Schedule Management:

• Prepare and update project schedules as requested.
• Visit job sites as needed.

Estimating and Pre-Construction:

Assist with estimating and bidding projects, and support pre-construction activities. Be prepared for project interviews and RFPs with clients. Engage actively with civic organizations.

Project Close-Out and Field Support:

• Follow close-out procedures.
• Assist superintendents in the field, complete punch lists, and self-perform work as needed.

Qualifications:

• Minimum of 8 years of experience in commercial construction project management; residential experience not required.
• Bachelor's Degree in Construction Management, Engineering, or related field, or equivalent experience.
• Proficiency in Microsoft Office and basic estimating skills.
• Strong written and verbal communication skills.
• Proven leadership in managing projects from start to finish.
• Track record of successful project management and proactive problem-solving.
• Ability to manage multiple projects simultaneously.

Skills and Characteristics:

• Construction management degree or similar.
• Strong computer, supervisory, and leadership skills.
• Disciplined, motivated, detail-oriented, team player, customer-focused, community-involved, self-starter, with a sense of urgency.
