Job summary

Wallick Communities is seeking a Senior Community Manager in Indianapolis, IN to lead multi-site staff, ensure occupancy targets, and oversee budgets and compliance within affordable housing programs. The role emphasizes staff development, timely inspections, and smooth operations across communities.

Qualifications

  • High school diploma or GED required.
  • 4–6 years of property management experience with 1–3 years in a management role.
  • Basic knowledge of accounting and budgeting.
  • Organize and schedule work for others.
  • Knowledge of applicable laws governing affordable housing.
  • Proficiency in Word and Excel.
  • Valid driver’s license; COS, LIHTC, HCCP, AHM desired.

Responsibilities

  • Manage multi-site or large community staff and ensure timely completion of tasks.
  • Encourage staff development opportunities.
  • Discipline staff when needed under regional supervision.
  • Fill vacancies with qualified staff.
  • Maintain occupancy targets (96%+ conventional; 98% for Section 8).
  • Assist Regional Supervisor with annual budget processes.
  • Audit required paperwork for compliance with company standards.
  • Oversee rental unit inspections and timely collections of rents.
  • Manage new resident rental applications and relationships with owners/management, law enforcement and residents.
  • Perform other related duties as assigned.

What You’ll Do
  • Manage multi-site or large community staff to include timely completion of tasks and adherence to all Company and government-related policies and standards.
  • Ensure staff takes advantage of development opportunities
  • When appropriate, discipline staff for substandard work performance under the direction of the Regional Supervisor
  • Ensure any vacant positions that come available are filled with qualified staff
  • Must maintain acceptable levels of occupancy (minimum 96% for conventional/tax credit, 98% for section 8)
  • Assist Regional Supervisor with annual budget process: Maintain such for each community within the cluster
  • Audit all required paperwork and reports to ensure compliance according to Company standards and governing regulations
  • Ensure rental unit inspections (move-in, occupied (performed quarterly), annual, and move-out) are completed in a timely mannerEnsure collections of all monies due to the community (i.e. rent) are received
  • Manages new resident rental application process
  • Maintain positive relationship with the community owners/management, local law enforcement and residents
  • Perform other related duties as assigned
What We’re Looking For
  • High school diploma or GED required
  • You have a minimum of 4-6 years previous property management experience with a minimum of 1– 3 years previous experience in a management role, directing the workflow of other associates
  • You have a basic knowledge of accounting and budgeting
  • You can organize and schedule work of others
  • Possess basic knowledge of applicable laws and regulations governing affordable housing.
  • Proficiency in operating a computer and Microsoft Word and Excel software is required
  • Valid driver’s license. COS, LIHTC, HCCP, AHM desired. Associates can be certified during employment.
