JLL is hiring an Operating Engineer in Anaheim, CA to maintain and operate building systems 24/7, ensuring reliability of HVAC, electrical, and life-safety infrastructure. You will install, service, and monitor equipment, manage contractor work, and keep detailed readiness and performance logs.

The role requires universal technician certification, an engineering license, and strong customer service while supporting on-site operations and safety protocols.

Job Description of Operating Engineer:

RESPONSIBILITIES
  • At the direction of the supervisor, maintaining, monitoring, and performing preventive maintenance and continuous operation of all building systems including fire/life safety, mechanical (HVAC, plumbing, controls) electrical (lighting, UPS, PDU, generators, primary switch gear, battery systems), emergency backup systems and hot water systems; monitors operation, adjusts, and maintains refrigeration, chilled water, and air conditioning equipment; boilers, and ventilating and hot water heaters; pumps, valves, piping and filters; other mechanical and electrical equipment; record readings and make adjustments where necessary to ensure proper operation of equipment. Requires the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required.
  • Install and repair plumbing/piping/tubing; wire single and three-phase motors (single & two speed); run conduit; pull wiring to machinery, motors, operating parts, etc.; install and rebuild pumps and motors; install and rebuild air compressors; heat exchangers; replace bearings in all types of motors; replace seals on pumps; install and repair piping, valves, filters, hot water systems, and associated controls; assist other mechanics and operators with major repairs and maintenance of building and equipment. Install, repair, and maintain electrical controls, switching, and motor controls. Operate and maintain critical equipment including UPS systems, generators, chillers, and critical air conditioning units.
  • Monitor operation, repair, and maintain refrigeration, central plant, and air conditioning equipment; boilers, heating, ventilating, and hot water equipment; pumps, valves, piping, and filters; other mechanical and electrical equipment; recording readings as necessary to assure proper operation of equipment; responsible for reporting any problems/malfunctions
  • Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials. Maintains a clean and safe workplace.
  • Responsible for overseeing the activities of contractors working within the building either as representatives of the building itself or tenants operating within the building.
  • Responsible for keeping records of building rounds and readings, all engineering logs, and engineering data sheets.
  • Responsible for advance training and notification to all contractors so that they are informed and knowledgeable with respect to the building's critical functions and the work they are to perform, including an incident contact response list.
  • Ability to comply with both Jones Lang LaSalle and client-directed Policies & Procedures
  • The successful candidate must be self-motivated and demonstrate they can work independently or on a team.
  • Responsible for understanding and complying with emergency escalation procedures, be \"on call\" 24/7 for (infrequent) urgent property matters
  • Ensure that the Critical Facility Work is a well-understood process among the building staff, engineers, tenants, and contractors who perform work on the building's critical infrastructure.
  • Ensure strict adherence to Critical Awareness Process, Technical Bulletins, established engineering guidelines, processes, and procedures.
  • Documents work performance and materials procurement as directed, using the work order system
  • Determining the exact nature and scope of the tenant requests by personally contacting the tenant
  • Performs additional job duties as requested.
MINIMUM REQUIREMENTS
  • Experience in a critical facility, including UPS Systems, emergency generators, and switch-gear preferred
  • Experience operating and maintaining building electrical, instrumentation, and control systems, including programmable controllers (PLC), BAS is highly desirable.
  • Must be able to stand variable shifts in a 24/7 environment
  • Provide weekend support and off-hours support on weekdays during emergency conditions.
  • Ability to read and write effectively in English and to perform basic mathematics.The employee must be able to lift and/or move up to 50 pounds.
  • The employee must be able to walk, squat, kneel, and stand for very long periods.
  • The employee must be able to climb stairs and ladders.
  • High School diploma or GED equivalent
  • Certification as a Universal Technician for CFC's
  • Operating Engineers license (SMA) or equivalent- if required.
  • Working knowledge of computer applications including Word, Excel, and Outlook for email communications
  • Demonstrate verbal/written communication skills.
  • Proven record of excellent internal and external customer service.

Estimated compensation for this position:

96,221.00 - 96,221.00 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
