Action Facilities Management in Austin, TX is seeking a Site Supervisor to assist the Project Manager in critical decision-making and oversee the operation of building systems on-site, including HVAC, pumps, hot and cold water, electrical and control systems.

The role runs 6:00am–2:00pm, Monday to Friday, with an annual pay range of $90,000–$98,000. The position emphasizes safe, reliable operation, adherence to SOPs, and close collaboration with facility staff.

Responsibilities

• Supervise employees engaged in the operation, maintenance, and repair of on-site equipment and systems.
• Conduct routine assessments and perform preventative and reactive maintenance.
• Review operating and servicing functions to provide continuous service and prevent breakdowns.
• Monitor and update SOPs to reflect current operating practices.
• Ensure personnel perform tasks safely and effectively.
• Maintain site-critical engineering systems and equipment supplying heat, utility, ventilation, and conditioned power.
• Support staff with engineering systems, drawings, and equipment including boilers, chillers, HVAC equipment, electrical distribution, generators, UPS.
• Operate and maintain critical systems such as HVAC, UPS, generators, batteries, switchgear, life safety, and building automation.
• Make periodic inspections of all engineering systems, log operations, and produce reports.
• Proficiently use test equipment and analyze results relevant to building operating systems.
• Perform other duties as assigned.

Job description

Position Summary

The Site Supervisor will provide journeyman level support and shall be responsible for assisting the Project Manager in making critical decisions for the contract.

This position is responsible for systems and equipment including heating and ventilation, pumps, hot water, cold water, air conditioning, valves, piping, filters, plumbing systems, electrical systems, etc.

Shift: 6:00am - 2:00pm, Monday - Friday

Pay Rate: $90,000 - $98,000 per year

Essential Job Functions

• Supervise employees engaged in the operation, maintenance, and repair of the equipment and systems on-site.
• Conduct own routine assessments and perform preventative and reactive maintenance.
• Perform constant reviews on operating and servicing functions in order to provide continuous service and prevent breakdowns.
• Monitor and update Standard Operating Procedure (SOPs) guides regularly.
• Ensure personnel perform all task safely and effectively.
• Ensure staff operate and maintain site-critical engineering systems and equipment that supply the facility with heat, utility and conditioned power, ventilation, air conditioning and other environmental and critical systems in accordance with diagrams, operating manuals, industry best practices, and manufacturers specifications.
• Support staff with the engineering systems and drawings and equipment, including boilers, chillers, HVAC equipment, electrical distribution systems, generators, UPS systems, etc.
• Operate and maintain critical systems such as HVAC, uninterruptible power supplies (UPS), generators, batteries, switchgear, life safety and building automated systems, and utility systems.
• Make periodic inspections of all engineering systems and equipment and monitoring equipment operations, maintain equipment operating logs and operational reports as required.
• Proficiently use test equipment and devices pertinent to building operating systems and analyze test results.
