Responsibilities
  1. Experience in site selection for industrial-scale projects, real estate evaluation, acquisition, development, construction, lease agreements, infrastructure delivery, and general awareness of utility agreements, sustainable practices, and financial modeling.
  2. Lead individual and team workstreams, progressing independently with guidance as needed.
  3. Operate effectively in fast-paced, ambiguous environments.
  4. Utilize advanced Excel skills.
  5. Preferably, possess knowledge of the Data Center industry, regional operators, and market dynamics.
  6. Lead complex negotiations, contract formation, and negotiations.
  7. Understand real estate and mission-critical environments like Data Centers.
  8. Background in real estate development and land acquisition, including local laws and permitting, is a plus.
  9. Understand hybrid real estate solutions such as Build-to-suit, Retail, and Wholesale leases, with data center experience a plus.
  10. Collaborate effectively with multiple teams and subject matter experts.
  11. Take ownership and lead complex negotiations/initiatives to successful completion.
  12. Contribute positively in high-paced, fast-changing environments.
  13. Willingness to travel globally for data center visits (up to 50%).
Additional Responsibilities
  1. Manage lease execution from demand signal to 'general availability', ensuring performance metrics are met within critical timelines.
  2. Coordinate multiple lease projects with internal teams, consultants, vendors, and external stakeholders.
  3. Work with capacity planners and network specialists to understand site requirements.
  4. Lead cross-functional teams for lease evaluation, selection, negotiation, and approval.
  5. Develop metro strategies based on market expertise, balancing time-to-market and cost efficiencies.
  6. Drive commercial terms with lease providers regionally.
  7. Collaborate with Corporate Procurement to finalize lease documents.
  8. Work with Finance to analyze TCO lease or build options for optimal strategies.
  9. Maintain accurate data in systems of record and provide executive reporting.
  10. Conduct market research on targeted metros and regions.
  11. Provide analytical reports on market strategies, risks, costs, and timelines.
