General Position Overview: The Site Maintenance Technician (SMT) is the primary maintenance resource assigned to the facility and is responsible for independently managing the site's daily maintenance needs. The SMT must be a competent, hands-on technician who can inspect, troubleshoot, plan, and complete repairs; execute preventive maintenance correctly; maintain accurate work order and asset records; coordinate vendors; and communicate clearly with site Operations and the Facilities Manager. The role requires sound judgment, critical thinking, strong time management, and ownership of work from identification through verified completion.

General Accountabilities include:

Site Maintenance Ownership

  • Serve as the primary maintenance resource for the assigned facility and independently manage daily maintenance needs with limited supervision.
  • Plan and prioritize work based on safety, food safety, operational impact, urgency, preventive maintenance due dates, and available resources; manage time so the scheduled workday is productive and fully accounted for.
  • Inspect, diagnose, and critically think through equipment and building failures; determine root causes, complete durable repairs, test operation, and avoid repeat failures.
  • Proactively inspect the facility, identify developing conditions, and initiate corrective work before issues become failures or operational disruptions.
  • Communicate accurate status, risks, downtime, parts needs, and expected completion dates to Operations and the Facilities Manager without requiring repeated follow-up .
  • Obtain quotes, define scopes, coordinate site access, oversee vendor work, verify completion, and address deficiencies.
  • Maintain appropriate tools, parts, and supplies while controlling costs and avoiding unnecessary purchases.
  • Follow and model all safety, food safety, food defense, environmental, and company policies; support other facilities when assigned.

Work Order, Asset, and Cost Control

  • Use the computerized maintenance management system (CMMS/eMaint) as the daily system of record for all maintenance activities.
  • Create and maintain work orders with a clear problem description, troubleshooting performed, root cause, corrective action, parts used, downtime, completion status, and necessary follow-up.
  • Attach each work order to the correct asset and verify the asset tag, location, manufacturer, model, serial number, and available asset data against the physical equipment; report or correct discrepancies.
  • Execute preventive maintenance completely and accurately; record actual readings, measurements, findings, deficiencies, and corrective actions rather than closing tasks without verification.
  • Create corrective work orders for deficiencies found during inspections or preventive maintenance and manage them through completion.
  • Charge all labor time, parts, materials, purchases, receipts, and vendor costs promptly and accurately to the correct work order and asset.

Administrative and Communication Responsibilities

  • Monitor Microsoft Outlook and assigned communication systems throughout the workday; read, organize, acknowledge, and respond to all maintenance-related emails in a timely and professional manner.
  • Own requests through resolution by communicating the next action, expected follow-up, and any delays; complete required updates and commitments by the agreed deadline.
  • Maintain and review an accurate Outlook calendar daily, respond promptly to meeting invitations, and communicate conflicts or schedule changes in advance.
  • Attend all scheduled meetings on time and prepared with current work-order status, risks, parts and vendor updates, project progress, upcoming preventive maintenance, and decisions or support needed.

Technical Skills and Responsibilities

  • Demonstrated proficiency in commercial or industrial electrical troubleshooting and installation, including circuits, breakers, disconnects, receptacles, lighting, controls, motors, and use of a multimeter.
  • Safely plan and install a new receptacle or similar branch-circuit addition where one did not previously exist, including load evaluation, circuit and conductor selection, routing, grounding, protection, testing, labeling, and code-compliant workmanship.
  • Demonstrated proficiency in mechanical, plumbing, carpentry, drywall, roof, doors and hardware, HVAC, roof, building-envelope, and general facility repairs.
  • Inspect, troubleshoot, maintain, and perform authorized repairs on warehouse equipment, including, but not limited to, conveyors, dock doors and levelers, wrappers, compactors, balers, scrubbers, lifts, batteries, chargers, and related controls.
  • Perform trained and authorized forklift/material handling equipment inspections, troubleshooting, adjustments, and repairs within demonstrated competency; document findings and coordinate qualified service vendors for work outside that scope.
  • Read and interpret electrical diagrams, equipment manuals, schematics, parts breakdowns, technical instructions, and manufacturer specifications.
  • Apply lockout/tagout, electrical safe-work practices, fall protection, mobile-equipment safety, and other required controls before and during work.
  • Recognize when work requires a licensed trade, permit, specialized equipment, manufacturer support, or vendor; secure the area and elevate with a clear scope and recommendation.
  • Clear communication skills, both written and verbal, with peers, leaders and vendors

Prerequisites:

  • Minimum five years of hands-on commercial, industrial, warehouse, manufacturing, or facilities maintenance experience, or an equivalent combination of technical education and demonstrated experience.
  • Must successfully demonstrate practical troubleshooting, electrical, mechanical, safety, and CMMS competency during the selection process; relevant trade education, licenses, or certifications are preferred.
  • Valid driver's license, reliable transportation, ability to travel when assigned, ability to communicate in English, and ability to safely perform the physical requirements of the position, including lifting up to 50 lbs.

  • Safety, food safety, quality of work, and reduction of repeat failures
  • Independent site ownership, sound prioritization, productivity, and follow-through
  • Preventive maintenance completed on time, in full, and with verified findings
  • Accurate work orders linked to the correct assets with complete technical and cost documentation
  • Accurate labor, parts, purchasing, vendor-cost allocation, and accounting for scheduled work hours
  • Timely email and meeting participation, communication, escalation, and completion of commitments
  • Asset-data accuracy, backlog control, equipment reliability, cost awareness, and internal customer service
  • Adherence to company policies, procedures and compliance standards
