Monroe Group is seeking a Site Inspector/Lease Enforcement Specialist in Jeffersonville, IN to oversee exterior common areas and residential units at PBS8 properties. You will lead a team, enforce lease terms, and uphold housing quality standards.

Responsibilities include inspections, lease violations, damage billing, and coordinating repairs. You will report via inspection software to support occupancy and budget goals; a valid driver’s license is required.

Qualifications

• High school diploma or equivalent (college degree is a plus)
• Minimum of two years as Community Manager
• Working knowledge of OneSite or Yardi software
• English language proficiency (read, speak, write)
• Ability to pass a full background check

Site Inspector/Lease Enforcement Specialist

Monroe Group is looking for a Site Inspector/Lease Enforcement Specialist to join our team!

We are seeking the right person to fill a new role as our Site Inspector/Lease Enforcement Specialist which is a position that will specialize in lease enforcement and have a strong knowledge of Housing Quality Standards and facilities management. This person will manage the site exterior operations and residential units of our affordable Project Based Section 8 (PBS8) community. Our ideal candidate enjoys mentoring and developing their team and has the personality to positively interact with residents, code enforcement, vendors, and teammates. They enjoy leading teams, and like to work hard while having fun.

The Details:

Our Site Inspector/Lease Enforcement Specialist will be fully accountable and responsible for providing overall supervision of maintaining the exterior common areas of the community and the physical condition of the residential units. (S)he will be responsible for overseeing and enhancing the value of the property, and ensuring the property team is positive and successful. Specific duties include:

• Leading and mentoring a dynamic team
• Performs daily inspections to ensure residents are in compliance with their lease as well as ensuring the residential units are physically maintained
• Issues lease violations
• Bills back damages
• Assist in ordering replacement materials
• Sample Service Request Completion to ensure quality of work meets standards
• Conducts Move In/Move Out inspections
• Shares responsibility that property is meeting KPI Goals for Occupancy/Turns, Asset & Budget Management
• Submitting necessary reporting through our inspection management software
• Ensuring that site teams deliver Safe, Decent, and Sanitary Housing to all our residents
• Other duties as assigned

Additional preferred requirements for Affordable Housing properties:

Strong experience in affordable housing programs. Participated in Management and Occupancy reviews and UPCS/REAC Inspections. Experience with resident-occupied project renovations.
