JOB DESCRIPTION SUMMARY

This position performs technical and mechanical work to ensure the physical aspects of the buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Essential Responsibilities:

  1. Complete assigned work orders from resident requests and perform preventative maintenance by diagnosing issues, making repairs according to policies, procedures, safety standards, and codes.
  2. Prepare vacant apartments for leasing and new move-ins by conducting pre-move-out inspections, creating maintenance punch lists, scheduling vendors, obtaining supplies, completing tasks, and inspecting work.
  3. Manage materials, supplies, and tools by tracking inventory, returning unused items, and notifying supervisors for reordering.
  4. Document service requests accurately and promptly for proper tracking.
  5. Assist in maintaining grounds, common areas, and amenities through cleaning, trash removal, pressure washing, and painting as needed.
  6. Support cost-control initiatives by repairing rather than replacing parts and practicing resourcefulness with materials and tools.

Other Responsibilities:

  1. Follow safety and risk management policies, participate in safety meetings, and report incidents promptly.
  2. Periodically inspect work by contractors and vendors to ensure quality and compliance.
  3. Conduct routine property inspections to identify safety concerns and communicate physical needs to management.

Physical Demands:

  • Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined spaces.
  • Work indoors and outdoors in all weather conditions.
  • Lift and maneuver weights up to 25 pounds independently and up to 50 pounds with assistance.
  • Travel may be required for assistance, training, or meetings.
  • Work flexible hours, including evenings, weekends, and holidays.

Required Licenses or Certifications:

  • EPA Type I and II or Universal refrigerant recycling certifications (for Certified Service Technicians).
  • All certifications required by local and state jurisdictions.
  • Valid driver’s license for operating golf carts on property, depending on size.

Additional Compensation:

Factors influencing pay include experience, skills, and location. The role may qualify for quarterly, monthly, or annual bonuses depending on position and performance.
