JOB DESCRIPTION SUMMARY

This position performs technical and mechanical work to ensure that the physical aspects of the buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Essential Responsibilities:
  1. Complete assigned work orders from resident requests and preventative maintenance by diagnosing issues and making repairs according to policies, safety standards, and codes.
  2. Prepare vacant apartments for leasing and new move-ins by conducting pre-move-out inspections, creating a punch list, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting work.
  3. Follow procedures for accessing and obtaining materials, tracking inventory, returning unused items, and notifying supervisors for reordering.
  4. Complete documentation and paperwork accurately and timely for service requests.
  5. Assist in maintaining grounds, common areas, and amenities by cleaning, pressure washing, painting, and debris removal.
  6. Support cost-control initiatives by repairing rather than replacing parts, minimizing waste, and practicing proper tool and equipment use.
Other Responsibilities:
  1. Comply with safety policies, participate in safety meetings, complete required OSHA and safety training, and report incidents promptly.
  2. Periodically inspect work by contractors and vendors to ensure quality and compliance.
  3. Conduct routine property inspections to identify safety concerns and communicate physical needs to management.
Required Licenses or Certifications:
  • EPA Type 1 and II or Universal refrigerant recycling certifications for certified Service Technicians.
  • All certifications required by state and local jurisdictions.
  • Valid driver’s license for operating golf carts on the property.
Additional Compensation

Compensation varies based on experience, business needs, and location. This role may be eligible for quarterly or annual bonuses and weekly/monthly/quarterly bonus programs depending on the position.
