Job summary

IMT Residential is seeking a Service Technician (Maintenance Technician) for IMT Cool Springs, a luxury 860‑unit community in Franklin. Join a team that values integrity, teamwork and growth while delivering excellent resident service.

The role covers diagnosing and repairing plumbing, electrical, HVAC, fixtures, appliances, and pools; prepping apartments for new residents; maintaining grounds for curb appeal; and supporting the Service Manager and Community Manager as needed.

Qualifications

• Residential property management or equivalent maintenance experience.
• Hands-on maintenance skills including plumbing, electrical, general carpentry, HVAC, appliances, pools.
• Positive attitude and willingness to learn and develop skills.
• Superior customer service and verbal communication skills.
• EPA Type II or Universal certification is a plus; CPO is a plus.
• Willingness to learn and use technologies such as Outlook and SuiteSpot.

Responsibilities

• Diagnose and repair maintenance issues in the apartment homes, exterior and common areas (plumbing, electrical, carpentry, HVAC, appliances, pools).
• Prepare apartments for new residents in a timely manner following IMT standards.
• Maintain property grounds for curb appeal and positive resident impression.
• Assist with additional projects as assigned by the Service Manager or Community Manager.
