Position Summary

The Service Technician III - HVAC plays a key role in providing excellent customer service and managing costs. This role involves inspecting, troubleshooting, and repairing HVAC systems in our single-family homes, along with other residential maintenance tasks as needed.

Essential Functions

1. Assess situations quickly to determine appropriate service steps, ensuring outstanding customer service and representing Progress Residential well.
2. Perform scheduled and emergency maintenance, inspections, and service requests, including replacement and modifications of equipment or systems such as:

• Electrical, plumbing, and HVAC systems
• Appliances
• Water irrigation systems
• Stairs, gates, fences, patios, railings
• Tile, carpet, and flooring
• Roofing, gutters, fasteners
• Interior/exterior lights and ceiling fans
• Fireplaces and gas fixtures
• Shutters, doors, cabinets, windows, locks
• Leaks
• Drywall and painting
• Pool areas, tiles, hot tubs/spas, pool furniture
• Other service areas as required

Diagnose and troubleshoot advanced issues, then repair or replace defective equipment or components.

Report major repairs or replacements before expenditure.

Maintain awareness of property conditions and address unsafe situations immediately.

Follow all company policies, procedures, and regulations (e.g., Lead-Based Paint, ADA, Fair Housing, OSHA).

Uphold workplace safety standards.

Complete service requests professionally and promptly.

Maintain regular attendance and punctuality.

Perform other duties as assigned.

Qualifications

• High school diploma or equivalent.
• At least 5 years’ experience in general service and maintenance (painting, plumbing, carpentry, electrical, drywall).
• HVAC certification from a technical college or trade program preferred.
• EPA certification required.
• Minimum 5 years’ experience in routine maintenance of HVAC systems, water heaters, appliances, and related systems.
• Experience repairing various makes and models of residential appliances preferred.
• Ability to maintain, diagnose, and repair complex issues on household appliances.
• Own basic tools for residential service tasks.
• Reliable transportation to safely transport materials.
• Valid driver’s license for the working state.
• Availability for on-call work, including weekends and evenings.
• Experience in the rental industry preferred.
• Ability to work under pressure and meet deadlines.
• Strong organizational, communication, and interpersonal skills.
• Physical ability to sit, stand, climb stairs, and lift 50 pounds.
• Knowledge of relevant laws and EPA/OSHA regulations.
• Proficiency with Microsoft Office and handheld devices.
• Honest, ethical, and discreet handling of confidential information.
