Property Details: Aspens at Belvedere has 308 units and is located in SeaTac, WA.

Schedule: Tuesday through Saturday, 9:00 am to 6:00 pm, in addition to participation in an on-call rotation (required).

Target Pay: $29.15 per hour

Role Overview: As a Service Technician II, you will be responsible for maintaining our community by completing maintenance requests promptly and preparing vacant apartments for new residents. This role ensures the community's cleanliness, aesthetic appeal, and functionality, meeting Prime’s standards of excellence. You play a crucial role in maintaining the community's appearance and safety, significantly impacting residents' and prospects' first impressions.

Key Responsibilities:

  • Diagnose and perform routine maintenance on appliances, building exteriors, doors, locks, electrical systems, flooring, landscaping, HVAC (with proper certification), plumbing, pools, and safety equipment.
  • Prepare and update reports, work orders, and trackers.
  • Inspect and prepare vacated apartments for new residents, ensuring they meet market-ready standards.
  • Perform routine fire and life/safety inspections and annual unit inspections.
  • Maintain accurate records of preventative maintenance, service requests, and apartment readiness through our mobile application.
  • Respond to inquiries and service requests professionally and efficiently.
  • Ensure the community is free of unsafe conditions and address issues promptly.
  • Be familiar with utility cut-offs and property layout maps.
  • Keep the community grounds clean and report any service needs.
  • Maintain inventory of spare parts and materials to ensure readiness for common repairs.

Requirements:

  • 2+ years of related experience in residential property maintenance (painting, appliance repair, plumbing, HVAC, etc.).
  • Valid driver’s license for operating community vehicles and/or golf carts.
  • Able to participate in the shared, mandatory on-call rotation.
  • Multi-Family housing experience preferred.
  • HVAC Certification preferred.
