Job summary

Kairoi Residential is seeking a Service Technician to maintain our multifamily community in Austin. You will respond to resident requests, prepare vacant apartments for new residents, and assist with various maintenance tasks across the property, including appliances, plumbing, electrical, and HVAC.

You will help with make-readies, maintain common areas, and participate in on-call rotations. Strong customer service and problem-solving are essential for success in this role.

Qualifications

• 2-3 years of experience in apartment home repair including carpentry, plumbing, electrical work, and mechanical repairs.
• EPA and HVAC certifications or willingness to obtain them.
• Knowledge of OSHA safety rules and regulations.

Responsibilities

• Respond to resident service requests in a timely, respectful, and professional manner.
• Diagnose and troubleshoot maintenance issues including plumbing, electrical, HVAC, appliance, and carpentry repairs.
• Perform repairs and replacements as needed to resolve resident issues efficiently.
• Communicate with residents throughout the service process and keep them informed of progress and estimated completion times.
• Assist in the make-ready process for vacant apartment homes to ensure they are clean, functional, and appealing for new residents.
• Clean appliances, fixtures, and surfaces, and perform minor repairs and touch-ups.
• Maintain the overall appearance of the community, including grounds, common areas, and amenities.
• Clean and maintain pool area, laundry rooms, fitness centers, and other common spaces.
• Perform routine inspections to identify maintenance or safety concerns and report to the Service Manager.
• Help organize and inventory maintenance equipment, materials, and supplies.
• Ensure maintenance shop and storage areas are clean and well-maintained.
• Participate in the on-call rotation for after-hour emergencies.
