Job Overview

Location: Hampton, Virginia. Weekend hours: emergency on‑call rotation. The Maintenance/Service Technician reports directly to the Service Manager and is responsible for performing make‑ready repairs to all vacant units before move‑in. HVAC certification is preferred.

Essential Duties and Responsibilities

• Perform repairs to make‑ready units in a timely manner.
• Provide 24‑hour on‑call support as scheduled by the Service Manager and respond to on‑call paging.
• Assist the Service Manager or Housekeeper with their work if necessary.
• Assist Grounds personnel with trashing out units if necessary.
• Assist the Service Manager with inventory control and utilization of maintenance materials and supplies.
• Inspect property for improvements and repairs and review findings with the Service Manager.
• Execute work order requests and aim for same‑day completion where possible.
• Maintain the maintenance shop clean and orderly at all times.
• Keep the grounds free of litter and maintain overall cleanliness.
• Operate and perform scheduled maintenance on all equipment.
• Know the location of gas, water, and sewer cut‑offs.
• Paint interior and exterior units when required.
• Respond immediately to snow or other emergencies.
• Follow the Maintenance General Operating Policies and all Employee Handbook policies.
• Maintain a professional appearance and positive attitude at all times.
• Work well with other staff and be prepared to assist at another site or property if needed.
• Perform other duties as assigned.

Requirements

• Must have reliable transportation.
• After‑hours on‑call required on a rotating basis.

Qualifications

• HVAC skills – CFC certification.
• CPO certification preferred.
• Plumbing, electrical, carpentry skills.
• Knowledge of SDS and OSHA regulations.
• 608 Refrigerant Certification preferred; training available.
• Pool certification (if required).

Working Conditions

• Position may require night/weekend work.
• Required to be on call.
• Duties performed inside and outside, including extreme temperatures (below 32°F and above 100°F).

Education and/or Experience

High school diploma or general education degree (GED). One to three months of related experience and/or training, or equivalent combination of education and experience.

Certificates, Licenses, Registrations

• Current driver’s license.
• CFC Certificate where needed.

Physical Demands & Work Environment

The role requires frequent standing, walking, handling, reaching, talking, and hearing. It also involves sitting, climbing or balancing, stooping, kneeling, crouching, or crawling. Occasionally taste or smell may be required. Lifting or moving up to 100 pounds is common. Vision requirements include peripheral vision and depth perception. The employee will be exposed to moving mechanical parts, toxic or caustic chemicals, outside weather conditions, and electrical shock risk. Wet or humid conditions, high or precarious places, fumes or airborne particles, extreme cold or heat, and vibration may be encountered. The noise level is usually moderate.
