Pay: $20.00-$22.00/hour

As a Maintenance Technician, internally known as Service Technician, you're primarily responsible for overseeing physical assets, performing general maintenance repairs, apartment make-readies, and preventive maintenance, as well as participating in construction or rehabilitation projects for the property.

Essential Job Functions:

  • Uses service request system to schedule and prioritize tasks with support from Community Manager and Service Supervisor.
  • Performs repairs/replacements on apartment material/maintenance requests within scope, including HVAC, electrical, plumbing, carpentry, drywall, structural repairs, appliances, and apartment make-readies; also maintains grounds and common areas.
  • Monitors completion of service requests to ensure customer satisfaction and limit callbacks.
  • Follows company policies and procedures, implements preventive maintenance programs, and documents activities accordingly.
  • Uses independent judgment to handle moderate to high stress, meet deadlines, and reprioritize tasks as needed.
  • Works with the team to complete move-in/move-out reports, schedules work, discusses major expenses, and reports readiness of units for showing.
  • Identifies and reports hazardous conditions on the property and assists in repairs when possible.
  • Shares on-call duties, responding within 24 hours and addressing weather-related issues promptly.
  • Manages inventory, orders supplies, and handles pick-up as needed.
  • Performs other duties as assigned.

Required Qualifications/Skills:

  • 6 months to 1 year of maintenance and safety experience.
  • Knowledge of building maintenance, repair, preventative maintenance, irrigation, pool systems, and appliance repair.
  • Basic computer skills.
  • Ability to work independently with minimal supervision.
  • Excellent time management and prioritization skills.
  • Positive attitude and ability to work with diverse groups.
  • Own industry-specific hand tools.
  • Valid driver’s license or reliable transportation.

Regular attendance, punctuality, and dependability are required.

Desired Qualifications/Skills:

  • Knowledge of heating and air conditioning systems.
  • HVAC certification or ability to obtain it.
  • EPA certification in Type II HVAC systems or ability to obtain.
  • CPO certification or ability to obtain.

Work Schedule: 8am-5pm, Monday-Friday, with potential overtime, on-call, and rotating responsibilities.

Physical Requirements/Environment: Includes indoor and outdoor conditions, varying climate, noise, chemicals, fumes, dust, and physical activities such as climbing ladders, lifting, and repetitive motions. Must use PPE and safety equipment.

Travel locally, overnight, or regionally may be required.
