Job summary

Morgan Properties is hiring a Service Technician for our 359-unit apartment community to uphold standards and resident expectations in a full-time role.

The job includes troubleshooting HVAC, plumbing, electrical, appliance, and carpentry tasks, plus preventative maintenance and daily upkeep to maintain curb appeal and compliance.

Compensation features a $1,000 sign-on bonus, hourly pay range $19.50–$22.50, up to 50% rent discount, plus benefits, 401(k) match, and PTO.

Qualifications

• HVAC, EPA and CFC certifications preferred but not required.
• One year of related experience or an equivalent education/experience.
• Active driver's license and a personal vehicle.
• Strong workmanship and reliability.

Responsibilities

• Troubleshoot and complete service requests including HVAC, plumbing, electrical, appliance, carpentry, and general maintenance repairs.
• Stay ahead of breakdowns with preventative maintenance and day-to-day property upkeep.
• Complete make-readies and help keep curb appeal and community appearance sharp.
• Maintain interior and exterior areas in line with company standards, compliance requirements, and applicable laws.

In this full-time role, you'll help keep our 359-unit apartment community meeting company standards, resident expectations, and compliance requirements — with plenty of variety in your day and a team that pulls together.

Compensation & Incentives

• Base Pay: $19.50 - $22.50 per hour
• $1,000 Sign-On Bonus
• Up to 50% Rent Discount
• Property Staff Shared Renewal Commissions
• Morgan Essentials: $300 Quarterly
• On-Call Appreciation: $15/day for holding the on-call phone

As The Service Technician, You Will

• Troubleshoot and complete service requests including, but not limited to, HVAC, plumbing, electrical, appliance, carpentry, and general maintenance repairs
• Stay ahead of breakdowns with preventative maintenance and day-to-day property upkeep
• Complete make-readies and help keep curb appeal and community appearance sharp
• Maintain interior and exterior areas in line with company standards, compliance requirements, and applicable laws
• Respond quickly and professionally to service requests and resident concerns
• Keep residents, office staff, and maintenance leadership informed on repairs and updates

HVAC/EPA/CFC certifications are preferred but not required — we'll support you in earning them.

Hours & Schedule

• Monday – Friday: 8:00 AM – 4:30 PM
• Paid rotating on-call participation required
• Must be available and prepared for emergency events as needed

What We'll Expect From You

• Active, valid driver's license and a personal vehicle
• HVAC / EPA / CFC certification preferred, but not required
• One year of related experience or an equivalent combination of education and experience
• Someone who follows through on what they promise and stands behind the quality of every repair

If you are hired at Morgan Properties, your overall compensation package will also be determined based on factors such as geographic location, skills, education, and/or experience which may result in total compensation outside of this range.
