Job summary

Morgan Properties is hiring Service Technicians for our 359-unit apartment community. This full-time role involves hands-on maintenance, preventive care, and timely repairs across HVAC, plumbing, electrical, and carpentry tasks.

We offer a $1000 sign-on bonus, base pay $19.50–$22.50/hr, and benefits including insurance, retirement, and PTO. A valid driver’s license and maintenance experience are required or preferred, with on-call rotation and opportunities to earn additional incentives.

Qualifications

• One year of related maintenance experience or equivalent education.
• Active, valid driver’s license and a personal vehicle.
• HVAC/EPA/CFC certifications preferred but not required.
• Ability to troubleshoot HVAC, plumbing, electrical, and carpentry repairs.

Responsibilities

• Troubleshoot and complete service requests including HVAC, plumbing, electrical, appliance, carpentry, and general maintenance repairs.
• Preventative maintenance and day-to-day property upkeep to stay ahead of breakdowns.
• Complete make-readies and help keep curb appeal and community appearance sharp.
• Maintain interior and exterior areas in line with company standards, compliance requirements, and laws.
• Respond quickly and professionally to service requests and resident concerns.
• Keep residents, office staff, and maintenance leadership informed on repairs and updates.

COMPENSATION AND BENEFITS:

• Base Pay: $19.50 - $22.50 per hour

• Property Staff Shared Renewal Commissions
• Morgan Essentials: $300 Quarterly
• On-Call Appreciation: $15/day for holding the on-call phone

As the Service Technician, You Will:

• Troubleshoot and complete service requests including, but not limited to, HVAC, plumbing, electrical, appliance, carpentry, and general maintenance repairs
• Stay ahead of breakdowns with preventative maintenance and day-to-day property upkeep
• Complete make-readies and help keep curb appeal and community appearance sharp
• Maintain interior and exterior areas in line with company standards, compliance requirements, and applicable laws
• Respond quickly and professionally to service requests and resident concerns
• Keep residents, office staff, and maintenance leadership informed on repairs and updates

HVAC/EPA/CFC certifications are preferred but not required — we'll support you in earning them.

Hours & Schedule

• Monday – Friday: 8:00 AM – 4:30 PM
• Paid rotating on-call participation required
• Must be available and prepared for emergency events as needed

What We'll Expect From You

• One year of related experience or an equivalent combination of education and experience
• Someone who follows through on what they promise and stands behind the quality of every repair
