Job Description

The Service Technician reports directly to the Service Manager. In coordination with the Service Manager, the Service Technician ensures the physical operation and proper appearance of the community, both interior and exterior.

Responsibilities:

• Maintain exterior appearance of building, hallways, laundry rooms, clubhouse and grounds.
• Prepare vacancies for occupancy on a schedule coordinated with the Property Manager.
• Obtain Rental Office approval before any resident service work; complete requests within 24 hours whenever possible.
• Complete service work correctly with minimum resident disturbance; follow conduct guidelines (no smoking, profanity, removal of resident property).
• Return completed requests to the Property Manager and provide resident copy of repairs.
• Maintain all community owned equipment in good working condition; manage inventory of tools and equipment.
• Ensure routine cleaning of model/clubhouse and upkeep of grounds.
• Track service requests and Freon purchases as required by regulation.
• Prepare and send weekly service request files to office and corporate.
• Use hand tools and heavy equipment to install, repair and service HVAC, water heaters, furnaces, compressors, condenser units, elevators, boilers, and other property systems.
• Move appliances, furniture, and other heavy items as needed for maintenance tasks.
• Ladder work for roof repair, gutter cleaning, light bulbs, and installation tasks.
• Pool maintenance including pumps, motors, and chemical handling.
• Assist in community policing and enforce company fair housing policy.
• Maintain safety as a priority.

Qualifications

• High School diploma or G.E.D. equivalent (preferred).
• 2+ years of interior and exterior sign installation experience.
• Experience servicing a wide variety of electrical signs, lighting fixtures, and architectural décor.
• Lead crane operator experience.
• Experience with light construction and vinyl wraps (bonus).
• Good driving record and reliable transportation; valid driver’s license.
• Strong mechanical aptitude and ability to learn quickly.
• Dedication to providing exceptional customer service.
