Job summary

Acme Residential is seeking a Service Technician to maintain the property's physical condition, safety, and overall appearance. You’ll handle day-to-day apartment maintenance, support the Service Manager, and assist with turnovers to make units move-in ready.

The role involves preventative maintenance, responding to service requests, and collaborating with the team to ensure resident satisfaction. A minimum of 1 year in property maintenance is preferred, with HVAC/plumbing/electrical repair

Qualifications

  • High school diploma or equivalent required.

Responsibilities

  • Complete resident maintenance work orders promptly and with quality workmanship.
  • Assist with apartment turnovers, including painting, cleaning, appliance checks, and general repairs to ensure units are move-in ready.
  • Repair and maintain apartment systems (HVAC, plumbing, electrical, appliances, fixtures) within training scope.
  • Perform preventative maintenance and inspections on apartments, grounds, and common areas.
  • Identify and report safety, habitability, or property condition issues.
  • Maintain pools and pool equipment per health and safety standards where applicable.
  • Keep tools and shop organized and in good condition.
  • Participate in on-call rotation and respond to after-hours maintenance emergencies as required.
  • Provide clear explanations to residents when repairs are completed or follow-up is needed.

About the RoleThe Service Technician plays a key role in maintaining the physical condition, safety, and appearance of the community. This position supports the Service Manager by completing day-to-day apartment maintenance and service requests, performing preventative maintenance, and completing unit turns. The Service Technician helps ensure homes are move-in ready, systems are functioning properly, and residents enjoy a safe, well-maintained living experience.What You’ll DoMaintenance & OperationsComplete resident maintenance work orders promptly, accurately, and with quality workmanship.Assist with apartment turnovers, including painting, cleaning, appliance checks, and general repairs to ensure units are move-in ready.Perform repairs and maintenance on apartment systems, including plumbing, electrical, HVAC, appliances, and fixtures, within the scope of training and certification.Conduct regular inspections and preventative maintenance on apartments, grounds, and common areas.Identify, document, and report maintenance issues that may impact safety, habitability, or property condition.Maintain pools and pool equipment where applicable, following required health and safety standards.Keep the maintenance shop, tools, and equipment clean, organized, and in good working condition.Perform snow removal and seasonal maintenance as needed.Perform other duties as assigned to support property operations.Safety & ComplianceAdhere to OSHA, Worker’s Compensation, Fair Housing, and all applicable local, state, and federal regulations.Follow all company safety procedures and use appropriate protective equipment (PPE).Safely handle, store, and dispose of chemicals, tools, and materials.Participate in the on-call rotation and respond to after-hours maintenance emergencies as required.Customer Service & CommunicationDeliver outstanding service to residents, responding to requests with professionalism, courtesy, and urgency.Communicate effectively with the Service Manager and Community Director regarding work status, recurring issues, safety concerns, and unit readiness.Provide clear explanations to residents when repairs are completed or follow-up is needed.Represent Acme Residential with integrity, respect, and a customer-first mindset in all resident, vendor, and team interactions.Physical RequirementsThe physical demands described below are representative of those that must be met to successfully perform the essential functions of this role.
