Role: The Maintenance Technician is equipped with hands-on mechanical capabilities and a working knowledge of general mechanical systems. They are excellent at problem solving and have the ability to prioritize an often complex workload. They comply with safety regulations and maintain a clean and orderly appearance.Reporting: The Maintenance Technician reports to the Property Manager and/or Maintenance Manager for their assigned property(ies)Schedule: Full-time, typically 9am-5pm Monday-Friday, on-call rotating schedule, evenings and weekends as neededEssential Responsibilities:Maintain Grounds, Building Systems and Common AreasSchedule and complete regular preventative maintenance on building systemsDiagnose problems within various building systems; replace or repair parts; test andmake adjustmentsDetect faulty operations and/or defective material, report findings and any unusualsituations to Maintenance Team LeadPerform general maintenance tasks in line with resident and property management teamrequests, in line with property maintenance standardsClean hallways, lobbies, common areas, restrooms, corridors, elevators, stairways,parking lots, and any other applicable work areas, as neededEnsure that exterior grounds are well-maintained and free of garbage and pet wastePerform landscaping and irrigation duties, as neededIn-Unit Service RequestsMaintain a high level of customer service, delivering an elevated resident experienceRespond promptly (in line with Communication Standards) to work orders through HappyCo, email, or phone/voicemailSchedule work to be done, prioritizing as neededCommunicate clearly through HappyCo, email and/or phone after job is complete, including relevant detailsPerform general maintenance tasks in line with resident requests and in-unit maintenance standardsPerform minor electrical maintenance, including replacement or repair of incandescent and fluorescent bulbs and tubesPerform minor plumbing maintenance, including replacement or repair of leaks in drains & faucets and unclogging of drainsRepair interior structures such as showers, sinks, appliances, doors/cabinets, and wallsRepair mechanical units to ensure efficient operationPerform installation of artworks, shelving, and television wall mountingTurnover, Notice Period InspectionsIs responsible for the “make-ready” of each unit at monthly turnoverManage inventory and supplies to ensure efficient turnover inspections and repairsOn-Call DutiesResponsible for attending to 24-hour emergency maintenance during on-call shift within the rotation as assignedPhysical RequirementsEmployees must be able to lift up to 50 pounds, climb ladders, and perform tasks that involvebending, reaching, and extended periods of standing or walking.Maintain compliance with legal and fair housing standards.This list is not comprehensive and responsibilities may change or be added at any time.1–2 years of maintenance experience in residential, hospitality, or commercial settings preferredBasic plumbing: faucet replacement, toilet repair, drain clearingMinor electrical work: outlets, switches, lighting fixtures, GFCI testingHVAC basics: filter changes, thermostat replacement, basic troubleshootingAppliance installation and repair: dishwashers, garbage disposals, range hoodsDoor hardware, locksets, and basic carpentry repairsDiagnoses and resolves common apartment issues efficientlyProfessional, respectful communication with residentsManages and prioritizes a daily work order queueComfortable using property management or maintenance softwareAvailable for an on-call rotation for after-hours emergenciesSelf-motivated and reliable; works well independentlyValid driver's licenseLifts up to 50 lbs; comfortable kneeling, climbing, and working in tight spacesHigh school diploma or GED; trade or vocational training a plusWork Location: In person
