Job summary

Providence Real Estate is seeking a Service Technician to join our maintenance team in Brandon, FL. This on-site role reports to the Service Manager and supports communities with safety, appearance, and operations standards.

You will perform HVAC, electrical, plumbing, and carpentry tasks, handle work orders, document logs, and respond to resident requests with professionalism and timely communication. Some evenings and on-call shifts are required.

Company : Providence Real Estate is hiring a Service Technician for these locations:

Brandon, FL
Austin, TX
GENERAL PURPOSE

Maintenance personnel are responsible for assisting the Service Manager in completing tasks that ensure the physical aspects of the community meet the company’s established standards for safety, appearance, and operation. Maintenance personnel are also responsible for maintaining and operating all mechanical equipment including those devices used for heating and air conditioning, plumbing, carpentry, and electrical.Maintenance personnel are also responsible for performing all necessary preventative and repair service of all areas of the community, including vacant apartment preparation, appliance and HVAC repair and general service.All Maintenance Associates report to the Service Manager, or in the absence of the supervisor, to the Community Manager.All must comply with the company’s and community’s operating and safety policies and procedures and adhering to federal, state and local laws pertaining to the operation of the community.This position is also responsible for complying with all state, federal and/or local laws relating to Fair Housing.Some weekend and evening shifts will be required, as well as being on-call.

ESSENTIAL FUNCTIONS
  • Monitor and complete work orders on a priority basis.
  • Document work order logs accurately and per Company policies and Procedures.
  • Follow all EPA Refrigerant Reporting and Log Requirements.
  • Manage and perform preventative service.
  • Communicate with residents and co-workers with courtesy and efficiency to ensure resident satisfaction.Respond quickly and courteously to resident requests for maintenance service, troubleshoot the source difficulty and take appropriate action to repair and/or restore service within the quality and time standards established for the community.
  • Follow up on service requests to assure the highest quality customer satisfaction.
  • Provide emergency on‑call services on a rotating basis with other service staff.
  • Complete service reports as required by Community Manager.
  • Clean common areas.Pick up trash as necessary.
  • Perform basic carpentry tasks, including trimming doors, replacing screens, and re‑screening.
  • Perform basic electrical tasks, including replacing wall switches, outlets, light bulbs, and fixtures, and addressing minor electrical problems.
  • Perform minor plumbing tasks, including replacing worn washers and toilet seats, clearing sewage lines, replacing faucets, and addressing other minor plumbing issues.
  • Minor repairs to property equipment.
  • Maintain an ongoing preventative maintenance program on all hot water heaters, appliances, sewer lines, lighting, furnaces, air conditioners, electrical fixtures, and roof, asphalt, and building structures.
  • Operate and maintain furnaces, auxiliaries, and other equipment in the buildings, replace air filters, continually check all mechanical devices and controls to assure continuous heat, hot water service, pool operation, and air conditioning, to make certain all equipment is operating safely and efficiently.
  • Perform necessary maintenance repairs in apartments where specifically authorized by a service request.All service requests must be filled out in the office and the maintenance personnel may point out needed work for which an order must be originated.
  • Inspect building, grounds, and common areas to make certain preventative maintenance is being performed and cleanliness standards are met.
  • Operate maintenance areas including a workshop and storage area for equipment.
  • Maintain a clean and professional appearance.
  • Manage the inventory of “ready” apartments to support the community’s marketing and leasing efforts.
  • Inspect ready apartments for move‑in quality.
  • Report any maintenance problems to the Service Manager.
  • Perform other duties as directed by the Service Manager and/or Community Manager, and other duties as assigned, for the successful operations of the property.
JOB SPECIFICATIONS
  • Minimum of HVAC Certification Level II and Level III required.
  • Must possess the ability to read, comprehend, and follow simple to moderately complicated verbal and/or written instructions to perform tasks assigned and to maintain records.
  • Must possess basic arithmetical calculation skills (addition, subtraction, multiplication, division, percentages, etc.)This level of proficiency is normally achieved through completion of a high school education or its equivalent.
  • Must possess a strong commitment to company goals and values.
  • Must perform the tasks assigned in an orderly and timely manner.
  • Must be hands‑on and have the ability to work independently.
  • Must have excellent verbal and written communication skills and be able to effectively communicate with others, including residents, staff and other suppliers or vendors to ensure safe operation of the community.
  • Must be able to work with various kinds of people, maintaining a professional, positive tone.
  • Must be able to work with multiple deadlines, maintaining efficiency and control over projects assigned within timeframes, allowed and changing priorities.
  • Must possess a solid knowledge of painting, electrical wiring, plumbing, carpentry, appliance service and repair, hazardous chemical safety, heating, ventilation, air conditioning (HVAC) systems, pool service, and ability to use power machinery properly and safely.This level of proficiency is generally achieved with approximately two to three years of experience in two or more of the noted areas.May have specialized training and certification in HVAC, plumbing, electrical work or carpentry.
  • Work requires the ability to maneuver or move equipment, appliances, supplies, and tools up and down stairs, which may weigh up to 100 pounds, and the ability to inspect and repair roofs or roof‑top equipment.
  • Must have good organizational abilities, follow‑up skills, and attention to details in both work and when communicating with residents.

  • Knowledgeable and skilled in the safe use of hand tools and small power tools.
  • Must be able and willing to move around the community grounds, push/pull up to 20 lbs frequently, lift/carry supplies up to 100 lbs occasionally, and climb flights of stairs as needed.
  • Must be able to diagnose and repair equipment or appliances, which are not easily seen or reached, i.e., under counters, on ceilings, etc.These areas include electrical systems, plumbing, appliances, flooring, carpentry, heating and air systems.
  • Must be able to work scheduled hours and have flexibility for periodic additional hours, depending on work flow and emergencies.
  • Must work as a team.
  • Effectively assess a situation, which may require assistance or specialized equipment, and respond appropriately in service or emergency situations.
  • Must have reliable transportation.Must have an effective communication system available in order to contact the community or staff after hours.
  • Must be able to pass pre‑employment drug and background checks.
WORKING CONDITIONS

Job environment entails working indoors and outdoors.Outdoor conditions may be affected by weather conditions ranging from rain or snow to excessive heat.Regular exposure to hazardous chemicals, paint, cleaners and power machinery.Work order requests may involve working in occupied or unoccupied units in varying degrees of cleanliness in a multi‑level apartment community.Will be required to be “on call” for emergency repairs/service after normal work hours.May entail local travel to purchase supplies, and/or attend events on an as needed basis.
