Job summary

Arlington Properties is seeking a hands-on Service Manager to lead the on-site maintenance team across our communities. You will supervise HVAC, plumbing, electrical, carpentry, and appliance repairs, ensuring service requests are completed within 24 hours, and market-ready apartments are prepared within 3–5 days.

This role involves coordinating with the Community Manager on budgeting and vendor relations, maintaining logs, and upholding safety and Fair Housing standards.

Qualifications

• 3+ years of hands-on maintenance experience (HVAC, electrical, plumbing, carpentry)
• Prior supervisory or team lead experience
• Excellent communication and organizational skills
• EPA or CFC certification
• Valid driver’s license and clean driving record
• Able to lift up to 100 lbs and work in all weather conditions

Responsibilities

• Lead, train, and inspire the on-site maintenance team
• Maintain apartments and preventive maintenance
• Ensure service requests are completed within 24 hours
• Prepare market-ready apartments within 3–5 days
• Coordinate with the Community Manager on budgeting, project planning, and vendor relations
• Uphold safety protocols and Fair Housing standards
• Provide on-call emergency response (rotating schedule)
