Job summary

Caliber Living is seeking an experienced Service Manager to lead all maintenance operations for our student-living community. This hands-on role oversees service requests, building systems, preventative maintenance, and the overall appearance and functionality of the community.

The ideal candidate will have HVAC, plumbing, electrical, and carpentry expertise, plus strong focus on resident satisfaction and safety.

Qualifications

  • High School Diploma required.
  • 3–5 years of apartment maintenance experience.
  • EPA 608 (Type I & II or Universal) — required or attainable.
  • CPO — required or attainable.
  • Valid driver’s license, auto insurance, and reliable transportation.

Responsibilities

  • Oversee daily maintenance tasks including HVAC, electrical, plumbing, and carpentry.
  • Coordinate make-ready repairs for vacant units.
  • Manage safety logs and inspections for compliance.
  • Monitor maintenance inventory and budget with the Community Manager.
  • Supervise the Service Technician and train staff.
  • Collaborate with Community Manager on operations.

Position Overview

Caliber Living is seeking an experienced Service Manager to lead all maintenance operations for our student-living community. This role oversees service requests, property upkeep, building systems, preventative maintenance, and the overall appearance and functionality of the community.

The ideal candidate is skilled in HVAC, plumbing, electrical, and general maintenance with a strong commitment to resident satisfaction and safety. This is a hands-on leadership role that ensures the community operates smoothly every day.

Key Responsibilities
Maintenance Operations
  • Perform and oversee daily maintenance tasks, including HVAC, electrical, plumbing, appliance repair, flooring, painting, and general carpentry.
  • Conduct and coordinate make-ready repairs for vacant units.
  • Maintain all amenity areas, tools, equipment, and maintenance shop organization.
  • Keep property grounds clean and free of debris.
  • Ensure all safety hazards or maintenance concerns are addressed promptly.
Resident Service
  • Respond to and complete service requests within 24 hours whenever possible.
  • Provide excellent customer service with timely, clear, and respectful communication.
  • Respond to after-hours emergencies when on call (must be able to arrive within one hour).
  • Assist with resident events as needed.
Safety, Compliance & Inspections
  • Complete monthly lighting inspections, preventative maintenance, and safety checks.
  • Maintain pool, HVAC, and safety logs.
  • Ensure compliance with OSHA, EPA, and Fair Housing regulations.
  • Uphold and enforce all company safety policies.
Inventory & Budget
  • Manage maintenance inventory and shop supplies.
  • Support the Community Manager with budgeting for tools, supplies, and maintenance needs.
Leadership & Teamwork
  • Supervise the Service Technician and support training and workflow management.
  • Collaborate closely with Community Manager and Assistant Community Manager.
  • Demonstrate Caliber Living’s core values in daily interactions and decision-making.
Qualifications
Education
  • High School Diploma required
Experience
  • 3–5 years of apartment maintenance experience
  • Minimum 1 year in a maintenance leadership or Service Manager role
Certifications
  • EPA 608 (Type I & II or Universal) — required or attainable
  • CPO — required or attainable
  • Valid driver’s license, auto insurance, and reliable transportation
Skills
  • Strong knowledge of HVAC, plumbing, electrical, and carpentry
  • Ability to use power tools, meters, gauges, recovery equipment, and hand tools
  • Basic computer literacy (maintenance systems, email, work order software)
  • Ability to work weekends, evenings, and holidays when needed
