Job summary

Weidner Apartment Homes is seeking a Service Manager in Federal Way, WA to lead the maintenance team across the community and coordinate with the Community Director to enhance asset value and financial performance.

The role requires strong maintenance expertise, ability to mentor staff, and a customer-focused approach to residents and vendors. The position includes full-time hours and benefits in a professional multi-property environment.

Qualifications

  • 2+ years of maintenance experience required.
  • Prior management experience is preferred.
  • Advanced mechanical aptitude is required.
  • Able to lift up to 80 pounds and climb stairs.
  • Knowledge of electrical, plumbing, carpentry, pool maintenance, and HVAC.

Responsibilities

  • Ensure maintenance and housekeeping associates produce accurate payroll records and manage overtime.
  • Manage staff issues and communicate evaluations to leadership.
  • Assist with interviewing, recruiting, and developing maintenance staff.
  • Prepare apartments for occupancy, including painting and mechanical repairs.
  • Schedule and complete service requests daily and timely.
  • Oversee electrical, plumbing, boilers, water heaters, HVAC, appliances, and repairs.
  • Supervise carpentry, drywall, and interior/exterior painting tasks.
  • Maintain pools, balance chemicals, and log compliance.
  • Conduct pre-move out inspections with Community Director.
  • Coordinate make-readies with staff and vendors.

Position Summary

As a Service Manager, you will mentor, train, and work with the service team members to oversee all maintenance aspects for your community. This associate must exhibit a high level of maintenance knowledge with the skill sets required to lead a service team. This role will work alongside the Community Director to ensure achievement of financial performance and increase asset value. A successful Service Manager is able to manage their time effectively, is detail oriented, a trustworthy team player, and takes pride in their work. In addition, this position needs to be accountable and attentive to provide excellent customer service skills when interacting with residents, associates and vendors.

Primary Responsibilities
  • Ensure maintenance and housekeeping associates produce accurate and timely payroll records; manage overtime except for an emergency
  • Manage any staff issues promptly; communicate performance evaluations of site staff to Area Director and/or Regional Director
  • Assist with interviewing and recruiting associates; mentor and develop all maintenance and housekeeping associates
  • Prepare and supervise apartments for occupancy including but not limited to: painting, drywall repair, trash out, mechanical, plumbing, and electrical repairs
  • Perform and assign service requests for residents daily and timely
  • Perform and oversee system repairs on electrical, plumbing, boilers, hot water heaters, HVAC systems, appliances, etc
  • Perform and oversee detailed work with carpentry, drywall repairs and interior/exterior painting, etc
  • Clean and supervise pools as needed, monitor chemical balance, maintain logs as required by city ordinances, when applicable
  • Perform pre-move out inspections with Community Director, timely
  • Schedule timely completion of make-readies and service requests with maintenance staff and vendors
  • Ensure daily grounds maintenance of the property is addressed including picking up and disposing of all trash, pet defecation removal, maintain pet waste stations, and sweeping walkways
  • Manage and complete property improvements and preventive maintenance scheduled tasks, promptly
  • Maintain accurate documentation of all replacements and on-site purchases, including product warranty information
  • Prioritize service responsibility for all maintenance and housekeeping associates daily and complete duties as needed
  • Manage vendor relationships for best pricing, quality and service
  • Reorder inventory supplies as necessary within the property’s budget parameters
  • Must take part in the on-call rotation, as scheduled/needed
  • Must use personal vehicle to respond to service requests and pick up supplies as needed

Qualifications
  • 2+ years maintenance experience required

  • Able to lift and carry up to 80 pounds, climb ladders and climb multiple flights of stairs at a time
  • Able to use appliance dolly, push/pull up to 200 pounds
  • Able to work outdoors in all weather conditions
  • Able to be on feet constantly for entire work shift, if applicable
  • Knowledge of electrical, plumbing, carpentry, swimming pool maintenance, appliances, building systems, irrigation systems, and HVAC systems
  • HVAC, CPO, EPA certification desired
  • Industry designations, CAMT desired
  • Complete tasks in a safe and efficient manner
  • Ability to work in a fast-paced environment with strong motivation to learn & contribute on a daily basis
  • Able to give professional directions clearly in person, over the phone, email, and text
  • Experienced in Microsoft products preferred (Word, Excel, PowerPoint and Outlook)
  • Yardi and Paycom experience preferred; Willing and able to learn new software programs

  • Working knowledge of English; detail oriented, well organized
  • Must agree to a criminal background check and sign an agreement for voluntary drug testing
  • Must have access to personal vehicle and/or reliable transportation, at all time
  • Driver's license, vehicle and vehicle insurance must be valid and unexpired at all times and match the country in which associate will work
