Summary
The Service (Maintenance) Specialist performs technical and mechanical work to ensure the physical aspects of the buildings, grounds, amenities, and common areas meet Capital Square Living’s standards for cleanliness, appearance, safety, and overall functionality.

Primary Responsibilities

  1. Complete assigned work orders from resident requests and preventative maintenance by diagnosing issues.
  2. Make repairs according to policies, safety standards, and codes.
  3. Prepare vacant units for leasing and new move-ins.
  4. Obtain supplies, complete maintenance tasks, and inspect work.
  5. Maintain grounds, common areas, and amenities by cleaning and debris removal.
  6. Pressure-wash walkways and pool areas, clean, and paint curbs and signage as needed.
  7. Conduct routine property inspections to identify safety concerns.
  8. Respond courteously to questions and resolve customer problems calmly.
  9. Keep the property in good repair and report physical needs to management.

Knowledge And Skills Requirements

  • High School Diploma or GED.
  • Ability to apply logical thinking to solve problems.

  • Effective communication with residents, clients, and team members.

Work Hours
Typically Monday-Friday with rotating weekends; hours may vary. On-Call hours apply.

Onsite at designated or sister property. Work involves indoor and outdoor environments with possible exposure to weather and hazards.
