Dowbuilt is seeking a Senior Superintendent to lead one‑of‑a‑kind, high‑end residential projects in New York City. You’ll run on‑site construction management, ensure safety, maintain plans, and coordinate with architects, owners, and field teams to deliver exceptional craftsmanship.

The role demands 15 years of superintendent experience, NYC high‑end interiors and townhouse experience, and strong proficiency with MS Project, Procore, and Sage 300 CRE.

Qualifications

• 15 years of superintendent experience, 5 years high-end, custom residential in NYC
• New York City high-end interiors and complex townhouse experience
• Up to date SST Supervisor Card
• NYC Construction Superintendent License preferred
• Ability to read and interpret architectural drawings and specifications
• Journeyman-level carpentry skills
• U.S. work authorization

Responsibilities

• Ensure safety and code/compliance per plans and specs
• Daily constructability problem-solving
• Onsite quality control through project lifecycle
• Develop and manage project schedule in MS Project; assist with preconstruction estimates
• Maintain plans, specs, as-builts, and project docs
• Manage subcontractors and related activities (scheduling, safety, RFIs)
• Lead field crew and supplier relationships; ensure professional communication
• Conduct daily site walks and maintain logs of personnel, inspections, hazards, weather
• Represent Dowbuilt with clients, architects, and stakeholders
• Coordinate material deliveries and storage with foreman support
• Train and direct field crew and perform performance reviews
• Maintain jobsite security and safety

Job description

We’re hiring a Senior Superintendent to lead one‑of‑a‑kind, high‑end residential projects. Dowbuilt senior superintendents are positive, humble, solution‑oriented individuals who are passionate about great design and unique building challenges. WHAT YOU’LL DO

As senior superintendent, you’ll be the on‑site construction manager, in charge of building one‑of‑a‑kind architecture. You’ll be responsible for:

• Ensuring work is performed safely, in accordance with plans and specifications, and in compliance with local building codes
• Daily constructability problem‑solving
• Onsite quality control throughout project lifecycle
• Partnering with the project manager to develop and manage the project schedule in MS Project; contributing to estimate creation in preconstruction phase
• Maintaining plans, specifications, as‑builts, and other necessary documentation
• Managing subcontractors and all related elements (i.e., scheduling, evaluating work performed, safety compliance, submittal review, shop drawings, RFIs)
• Managing entire field crew and maximizing supplier relationships, keeping communication open and professional
• Daily walk‑throughs and job log of all required information (i.e., personnel, owner visits, inspectors, architects, hazard identification and abatement, weather, near misses)
• Professionally representing Dowbuilt with clients, architects, owner’s reps, project managers, subcontractors, management, field staff, and neighbors/HOA representatives
• Coordinating material deliveries, handling, storage, and placement (with foreman support)
• Training and directing field crew and conducting performance evaluations
• Maintaining job site security (i.e., ensure safety of all people, tools, and materials)

WHAT YOU NEED TO SUCCEED

To be successful as a Dowbuilt superintendent, you’ll need:

• 15 years of superintendent experience, 5 years high‑end, custom residential in NYC and interacting with the DOB required
• New York City high‑end interiors AND complex townhouse experience required
• Up to Date SST Supervisor Card required
• NYC Construction Superintendent License highly preferred
• Experience working through design details and constructability challenges directly with architects and designers to achieve design intent
• Degree in Construction Management or related field OR equivalent professional experience
• Ability to read and interpret architectural drawings and specifications
• Journeyman‑level carpentry skills
• Excellent communication, team‑building and mentoring skills
• Deep technical building knowledge and experience with both traditional and new materials and methods
• Proficiency in Microsoft Excel, Word, Project and Procore
• Experience with Sage 300 CRE is a plus, but not required
• U.S. work authorization

The base pay range for this position is $170,000 - $200,000 per year. Actual compensation within this range will be determined based on factors including, but not limited to, relevant experience, skills, education, certifications, geographic location, and internal equity.

New hires typically start below the midpoint of the range, with the opportunity for growth and advancement over time.
