Position Summary: The Senior Service Technician Floater is responsible for maintaining the physical integrity of the community, ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. The role involves executing assigned duties safely and performing additional tasks as requested by the PROPERTY MANAGER AND REGIONAL MAINTENANCE MANAGER. Work hours are a minimum of 40 per week, including weekends as needed, with on-call responsibilities on a rotating basis and for emergencies.
Core Job Duties & Responsibilities
- Conduct all business in accordance with company policies, Fair Housing, ADA, Fair Credit Reporting Act, and other applicable laws.
- Maintain knowledge of laws and EPA and OSHA regulations concerning hazardous materials.
- Monitor property conditions and promptly address unsafe conditions such as broken gates, steps, or lighting issues.
- Perform routine preventive maintenance on equipment as directed; maintain tools in excellent condition.
- Be aware of utility cut-offs, sewer cleanouts, and other critical infrastructure.
- Maintain a clean and safe work environment.
- Ensure storage areas are secure when not in use.
- Diagnose and perform minor repairs on electrical, plumbing, HVAC, appliances, water systems, and other property features.
- Coordinate repairs and make-ready services, reporting major repairs and requisitions to senior staff.
- Change locks, transfer appliances, assist with move-ins/outs, and manage inventory of supplies.
- Assist in groundskeeping and perform additional duties as assigned.
- Apply logical thinking and follow safety protocols diligently.
- Report unsafe conditions immediately and use safety equipment properly.
- Utilize personal transportation for parts and supplies pickup; be prepared for on-call emergencies.
Requirements
Licensure/Certification/Registration
- Valid driver’s license and insurance.
- High School Diploma or equivalent; college coursework is a plus.
Skills & Knowledge
- Prior maintenance experience; vocational or trade education preferred.
- Ability to work on-call shifts and lead maintenance teams.
- Own personal tools and reliable vehicle.
- HVAC certification and experience preferred.
- Skills in plumbing, electrical, carpentry, and general maintenance.
- Ability to work under pressure, meet deadlines, and work independently or as part of a team.
- Basic computer skills.
